Value in an updated Lenox Hill postwar co-op
Built in 1963, The Larrimore, a 20-story co-op in Manhattan's Lenox Hill, is not what it used to be. And that's a good thing. "I was dared to work in this building," says Brown Harris Stevens broker Debra Hoffman, who has, over the past 20 years, done 29 deals in the building.
Back when she accepted the challenge, The Larrimore had "the highest maintenance on the Upper East Side," as well as the extra cost of hefty assessments. Additionally, the building's postwar lobby had lost any luster it had once had. "People would walk in and say, 'Are you kidding me?' It was disgusting. It wasn't even in good taste then."
Again, things have changed at the 156-unit building. Maintenance fees in other buildings in the area caught up to the fees at The Larrimore, and those assessments are now gone. They paid for updates, both structural and cosmetic, that many other buildings may still need to address.
Today, residents enjoy a renovated lobby, hallways, laundry room and new windows, which were installed in 2017. A new board that Hoffman describes as "very fiscally responsible" has kept maintenance fees steady for over a decade. "There is a summary of the monthly minutes in the elevator because the board wants to be completely transparent," she says.
And what made Hoffman take that dare years ago, for the most part, still stands. "You get a ton of square footage for the price," she says. "Every apartment in the building is under $1 million."
Spacious apartments, many fit for conversion
Homes at The Larrimore range in size from studios to three-bedrooms. According to Hoffman, the majority of the apartments are large alcove studios that can be converted to a one-bedroom, large one-bedrooms and junior fours that are often converted to two-bedrooms.
Studios measuring a maximum of 575 square feet list for up to $448,000. One-bedrooms as large as 730 square feet are priced as high as $570,000. Two-bedrooms as big as 1,900 square feet ask for up to $1.2 million, and three-bedrooms measuring up to 1,470 square feet list for as much as $1.4 million. (Per Hoffman's assessment, condos in the building priced over $1 million truly are the exception.)
Fixtures and finishes vary from unit to unit due to owners' renovations over the years, although some retain the original parquet floors.
Essential staff, a renovated laundry room and flexible purchasing terms
The Larrimore is staffed by a 24-hour door attendant and a live-in super. The co-op has a recently renovated laundry room, a bike room, and, when available, storage space for an additional fee. Residents receive internet and cable service at a discounted rate. According to Hoffman, the Larrimore is exceptionally pet-friendly. The building allows pieds-a-terre, co-purchasing and guarantors. Investors, however, are not permitted. Commercial space on the ground floor includes an acupuncture practice.
East side quiet near green spaces and schools
The Larrimore is located on 74th Street, steps from York Avenue in the Upper East Side neighborhood of Lenox Hill. "People don't realize York Avenue is incredibly quiet," says Hoffman, who names the nearby John Jay Park as “one of the biggest secrets in the city." Measuring more than three acres, the green space offers a 145-foot swimming pool, playgrounds, athletic fields and spray showers. The East River Greenway along the water provides another spot for outdoor recreation. For groceries, Gristedes and Morton Williams are no more than three blocks away. Major institutions nearby along the East River include New York-Presbyterian Weil Cornell Medical Center and The Rockefeller University. The private French school Lycée Français is on 75th Street, and the area includes several well-rated public schools.
Subways several blocks west, a crosstown bus and easy access to the F.D.R. Drive
For public transit, the Q, N and R trains stop at 72nd Street and Second Avenue, which can be reached in about 10 minutes on foot. Several blocks to the southwest, the 4 and 6 trains are available at 68th Street-Hunter College on Lexington Avenue. The M72 crosstown bus offers connection to Central Park and Manhattan's west side. Drivers can take the F.D.R Drive along the East River to access uptown and downtown Manhattan and Laguardia Airport, about a 30-minute drive away.
