An elegant condop just blocks from the waterfront in West Chelsea

“People who live at Marais are looking for a specific lifestyle,” says McKenzie Ryan, Realtor at Douglas Elliman, who has sold multiple units in the building and lives in the neighborhood. “One of the biggest draws to the building is its proximity to the waterfront, including Hudson River Greenway, Chelsea Piers, Little Island and Empire State Trail. Living on this street in West Chelsea is perfect for those who like biking, walking their dog, and watching the sunset.” The Marais, situated between Tenth and Eleventh Avenues on West 23rd Street, is a fifteen-story West Chelsea Gallery District condop. Designed and completed in 2003, the luxury residences near the waterfront are ideal for those who wish to have an active, outdoor lifestyle. According to Ryan, its location, paired with price points ranging from $795,000 for a studio to $1.2 million for a two-bedroom, offers residents “a luxurious lifestyle at accessible price points.”

Oversized windows with views of The Highline, Hudson River and greater Chelsea

Because the Maris was completed in 2003, the residences differ from one another due to owner renovations. Some have undergone a complete gut overhaul, while others have been maintained throughout the years to retain their initial interior design. Those properties still in their original state were designed with warm, wide-plank oak floors and large, oversized windows allowing for ample natural light and scenic viewpoints. Many units in the building are outfitted with a private balcony, providing residents with their very own outdoor space. “People love living in this building so much so, that they trade up units,” says Ryan. “Likewise, people who already live here are interested in buying another residence for their kid as well.”

With 107 units spread across 15 floors, Marias offers studios and one- and two-bedrooms. A renovated studio on a high floor with a refurbished kitchen recently sold for $600,000 in December 2022. Similarly, a one-bedroom with a direct view of The Highline last sold for $750,00 in June of 2024. The grandest of listings, a combined two-bedroom penthouse with a custom-made, bespoke kitchen last sold for $1.8 million in September 2018.

A codop with condo-like rules and regulations

As depicted by Ryan, the building is structured with condo-like rules. “You have the ability to sublet from day one,” says Ryan. “You can use your unit as a pied-à-terre, and they allow flexible purchasing — like parents as buyers and co-purchasing.”

Elegantly understated amenities and services

Marais is a standard, full-service condop building with a 24-hour door attendant and a live-in super. The highlight of the limited amenities is the landscaped rooftop terrace with plush lounge seating and panoramic views of Chelsea and the Hudson River. Meanwhile, in the basement, there is cold storage and an additional space to do laundry in the subterranean washroom. There is also a designated cycle storage room in the basement for assigned bike parking.

Just steps from the Hudson River Greenway and Chelsea’s legendary galleries

Residents can walk outside the lobby to take advantage of two of Chelsea’s most-loved attractions. A stroll along the street or a few blocks north or south will land at some of New York’s most revered galleries, including Gagosian, Pace and Hauser & Wirth. Just down the block, westward, there is the Hudson River Greenway, one of the most used bike trails in America. Similarly, the neighborhood’s treasure, Chelsea Market, housed in the former Nabisco biscuit factory, has captivated locals and visitors for over two decades. Amidst its gourmet offerings, shoppers can explore a delightful array of options: from freshly baked goods at Amy’s Bread to specialty grocery items sourced from all corners of Asia at Pearl River Mart Foods. But Chelsea’s allure extends beyond its culinary delights. The retro-modern Empire Diner, a neighborhood fixture since 1976, serves craft cocktails and classic American fare. Meanwhile, El Quijote, a nearly decade-old Spanish bar and restaurant within the historic Hotel Chelsea (once home to Bob Dylan), casts its shadow of charm. And for those seeking a playful twist, the original Barcade location beckons with beers and arcade games, inviting residents to test their skills on Ms. Pac-Man or pinball machines. For groceries, residents can shop at nearby markets, including Gristedes, Hudson Market and Whole Foods.

A quiet Chelsea location about half a mile to the nearest subway station

The luxuries of living on the quiet cobblestone streets of West Chelsea come at the cost of being a bit of a walk, about half to a full mile, to nearby subway stations. Residents can access three 23rd Street Stations within walking distance: one at 8th Avenue with A, C and E trains; one at 7th Avenue with 1 and 2 trains; and another at 6th Avenue with F and M trains.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
