A simple Yorkville co-op with long-term residents

Located on the northwest corner of East 87th Street and Second Avenue, The Mayflower was built in 1965 during the heyday of brutalist architecture. The co-op’s stark, brick-clad exterior may look daunting from the street, but residents enjoy a rather easy-going atmosphere inside. “The Mayflower began as a rental building,” says David Calderazzo, president of David Francis New York and a former resident who lived in the co-op for over 25 years. “But when the city went belly up financially, owners started selling shares in their buildings. Thus, you have the co-op. Like a lot of others, The Mayflower went co-op back in the 1980s.” Since then, many have chosen to stay put. In fact, Calderazzo describes the co-op as a place where people hope to expand. More than a few owners, including some of Calderazzo’s former clients, have purchased next-door apartments and combined them. For long-term residents, The Mayflower’s appeal includes its location, spacious apartments, and the fact that it is well-maintained and financially sound. “In terms of lifestyle, it makes no difference being one block north or one block south of 86th Street,” Calderazzo says of the location. “But just by being north of 86th, you get more bang for your buck. If you live on 86th or south of it, prices are higher. It’s the craziest thing, but that’s just a natural phenomenon on the Upper East Side.”

Many units come with private outdoor spaces

Although The Mayflower was originally built with over 120 apartments, that number has dwindled to the 90s due to unit combinations. According to Calderazzo, private outdoor space is one of the main perks. “People really like the semi-enclosed balconies since you get more privacy and protection from the wind,” he says. “They’re pretty big, and they have outlets. When I lived there, I used to plug in a heater and enjoy that balcony until December or January.” Most units with balconies overlook Second Avenue, but a few north-facing apartments also have them. Plus, setbacks near the building's crown allow high-level units to have large decks. The size of the apartments is another draw. “After the 1980s, apartments started getting smaller and smaller, and by the 2000s, you weren’t getting much space,” Calderazzo says. “For new buildings, you’re looking at $2,000 to $3,000 per square foot, depending on size, finishes, how high up it is, and things of that nature.” In The Mayflower, one- and two-bedroom apartments range from $610 to $1,200 per square foot. Today, renovations have rendered each apartment unique, but generally, buyers can expect spacious living rooms, many closets and big windows. In-unit washer/dryers are allowed. In recent years, one-bedrooms were priced from $505,000 to $1.25 million, while two-bedrooms were priced between $1.08 million and $1.63 million. Larger residences, including combinations, have sold for as much as $3.73 million.

A nice roof deck and top-notch service

Although the address says East 87th Street, residents enter The Mayflower along Second Avenue. “They upgraded the lobby not too long ago. For this space, I’d say, ‘less is more.’ It kind of has an old-school Miami look to it,” Calderazzo says, referencing the monotone, limestone-clad space. Other recent upgrades include the basement-level laundry room, the elevators and the air conditioning system. The basement also has a parking garage with a bike storage area, but residents will have to join a waitlist to get a space for their car. The co-op offers two outdoor areas: a paved courtyard with picnic tables and a roof deck with city views. “I’d say this is a B building, not a brand-new, five-star, A-grade building,” Calderazzo says. “It’s nothing elaborate, but it’s nice and comfortable. You get a lot for your money.” The building’s staff includes a 24-hour doorman, live-in super, assistant super and several handymen. “If something needs fixing, they get to it right away,” Calderazzo says. “The super is meticulous about keeping everything very clean.”

Proximity to shops, eateries, parks and transit

Residents can find just about everything within a few blocks of the co-op. “Along Second and Third avenues, you have your restaurants, salons and markets all over the place,” Calderazzo says. Highlights along Second Avenue include Cafe d’Alsace for French cuisine, Bondurants for its draft beers, and JJ Brown Cup for coffee. Residents will find a Whole Foods and an AMC movie theater along Third Avenue, as well as a shopping hub along East 86th Street, including a Target, Barnes & Noble and Lululemon. “A few blocks east, you have Carl Schurz Park, which has a nice view of the river,” Calderazzo adds. The park also has a playground, dog run and pickleball courts, but locals can find even more green space at Central Park, about a half-mile west of the co-op. “The subway is also close,” Calderazzo says. “You have the Q train at 86th and Second, and the 4, 5, 6 at 86th and Lexington. There are also buses running up and down the avenues all the time.” The crosstown bus, which cuts through Central Park to the Upper West Side, is also available along 86th Street. Residents with cars can merge onto FDR Drive several blocks north.
