Space, value and proximity to the Second Avenue subway
Located on a primarily residential, tree-lined street in Yorkville, The Pembroke at 435 E. 77th St. offers space and value in a convenient location. Built in 1962, the white-brick building has 87 units over 12 stories, with the top floors offering outdoor space and views of the city skyline. “It’s a postwar building. The design priorities were moving toward mid-century modern with horizontal lines and lower ceilings,” says Brian K. Lewis of Compass, who sold a unit there in the first quarter of 2024. Its proximity to the Second Avenue subway is also a plus, as is its relative affordability. “The Second Avenue corridor is getting better and better, and it’s more affordable west of Third Avenue,” Lewis says.
Studios and one- and two-bedroom units overlooking East 77th Street
The Pembroke is comprised of smaller units, with studios, one-bedrooms and two-bedrooms available. “Many residents are just starting out, but also see a lot of people who are wistful for their earlier years in the city and are looking for a pied-a-terre,” according to Lewis. Finishes vary wildly between units, given the building’s age. However, one common feature is the horizontal rows of windows overlooking East 77th Street, making residences sunny and bright. Many have hardwood floors, molding and French doors. Studios can be found for just over $400,000, while a one-bedroom ranges from around $450,000 to $585,000. There are fewer two-bedroom homes, and they sell for around $1 million. Owners can sublet after two years of ownership, with a studio fetching around $3,000 a month and a two-bedroom renting for between $3,400 and $3,900. Pieds-a-terre and financing—including guarantors and co-purchasing—are allowed on a case-by-case basis, and common charges are about $1,150 a month for a one-bedroom home. “The co-op board is buttoned up but not rigid, which is what you want in a board,” Lewis explains. “They are protecting your investment as a shareholder.”
A sunny lobby and central laundry
The Pembroke has a sunny lobby with a seating area, two elevators and a remote door attendant. The live-in super takes packages, and there’s also a central laundry room and a bike room. Private storage is available for an additional $50 a month, although there is a waiting list. “I always tell people, ‘whenever you move, put your name on every list, even if you don’t need it now,’” Lewis says. And dog lovers should be warned: It’s a cats-only co-op.
Two blocks from the pool and playground at John Jay Park
Shops and restaurants can be found along First and York avenues, with the health food store Matter of Health located on the corner of East 77th Street and York Avenue. There’s also a Morton Williams Supermarket on East 81st Street and First Avenue. John Jay Park is two blocks away, offering East River views, a playground and a pool in the summer. Carl Schurz Park, home of Gracie Mansion, the official residence of the New York City mayor, is eight blocks north, and the prestigious girls’ private schools, Brearly and Chapin, are also nearby.
Walkable to subways on Second and Lexington Avenues
Public transportation options include the Q line on Second Avenue, the 6 train along Lexington Avenue and the cross-town M79 bus. Carl Schurz Park has a ferry terminal for service to Queens and other boroughs. For drivers, Franklin D. Roosevelt East River Drive is just a few blocks away, and there’s a parking garage next door to the building.
