A Turtle Bay condominium solely offering one-bedroom residences
Halfway between Grand Central Terminal and the United Nations, the former hotel at 234 E. 46th Street is entering a new era as The Perrie, a 100-unit condominium where luxury meets accessibility. The conversion, developed by Cape Advisors and designed by Studio EKB, took less than two years. One key point streamlined the process: The Perrie only offers one-bedroom apartments, and the floor plans were not altered in the shift from hotel suite to condo. “We recognized that one-bedrooms are the first to sell in every new development in New York City, yet they’re very under-supplied,” says Nick Riback, The Perrie’s sales director and an agent at Corcoran. “Buyers want reasonably priced one-beds with efficient layouts and beautiful finishes, and that’s what we offer.” Despite luxe apartments and a full suite of amenities, 75 percent of the condos are priced under $1.2 million. Plus, the building meets the Federal Housing Administration’s requirements for financing, meaning buyers may be able to obtain an FHA loan and secure a lower down payment. “Buyers don’t need to compromise at The Perrie,” Riback says. “You often have to compromise on luxury in order to purchase something practical, but that’s not the case here.”
Neutral finishes and private outdoor space
Designer Erin Bartling of Studio EKB leaned into earthy, neutral finishes. Each residence has an open-concept layout with white oak flooring. In the kitchen, integrated appliances and warm-toned, custom cabinetry create a clean slate, while the quartz counter and backsplash lend a sense of movement with their smoky gray veining. In contrast, the bathroom has a brighter vibe with floor-to-ceiling white marble walls and glass walk-in showers. “Every unit is equipped with a stackable washer/dryer, which is a huge deal for buyers in this price range,” Riback says. “A lot of buildings can’t offer this because it’s a costly capital improvement. But we upgraded the plumbing and electrical throughout the building, which allowed for these full-size, modern appliances.” Many residences have a balcony, and each of the five penthouses also includes a private roof terrace. Another bonus is that each of the 20 floors has only five units, making for an intimate setting.
While every condo is a one-bed, one-bath and includes the same finishes, the presence of outdoor space, views and square footage varies. Listings range from $890,000 to over $1.3 million. “Around 75 percent of our units are priced under $1.2 million,” Riback says. “We offer a level of finishes and a luxury lifestyle that you just don't find in Manhattan at these price points. We also allow owners the ability to do 30-day, short-term rentals, giving them a great amount of flexibility and ease of ownership.”
Two lush gardens and well-appointed ground-floor amenities
Even passersby can glimpse The Perrie’s amenities when walking past the condominium. “In front of the building, there’s a garden where residents can sit, drink their morning coffee or tea, or wait for an Uber. There’s zero wasted space anywhere,” Riback says. Inside, the double-height lobby is attended full-time and connects to other ground-floor amenities, including two coworking spaces, one of which doubles as a dining area with a catering kitchen. Both spaces are connected to a chic, mid-century-style resident’s lounge. The sales director also notes the building’s theme of indoor-outdoor living and that the ground-level amenities get great natural light. “The fitness center, which also has double-height ceilings, has direct access to the courtyard garden so people can workout outside. And the garden has two mature maple trees and a custom gas fire pit. It’s a really serene space.” In the basement, residents will also find laundry facilities, a bike room and storage units for sale. A super will be on-site five days a week.
Proximity to large employers, transit hubs and more
Set between Second and Third avenues, The Perrie is incredibly close to Midtown East attractions, including Grand Central Terminal, the United Nations and countless corporate offices. “Today’s buyers don’t want to commute 45 minutes into the office; they want to walk there and recapture that time for themselves,” Riback says. “The Perrie is a very practical offering for that buyer.” Because the UN is located nearby, there are also a lot of international consulates in the area, including one for The Bahamas right across the street. Turtle Bay is also flush with global restaurants, including INDAY for fast-casual Indian food, tán, which serves elevated Mexican fare, and Angeletto, a white-tablecloth, Italian eatery. Residents are also just over a block from Dag Hammarskjöld Plaza, a linear park with a charming public garden and a juice bar.
Trains and buses serve the area
Residents can reach Grand Central Terminal in under 10 minutes, where they can catch the 4, 5, 6, 7 and S trains, as well as the Long Island Rail Road or Metro-North Railroad. Plus, seven bus routes operate in the area between Grand Central and the UN. For drivers, FDR Drive is roughly two blocks away.
