Designed by architect William L. Rouse, this prewar co-op overlooks Riverside Park
Shareholders of the Peter Stuyvesant co-op not only have the benefit of living in the Upper West Side, but also along Riverside Drive, one of the neighborhood’s most desirable corridors. Plus, this particular part is a quiet, one-way lane offset from the rest of the road by a stretch of lush green space, granting the co-op a layer of privacy. “This is a beautiful turn-of-the-century building,” says Lisa Lippman, a broker at Brown Harris Stevens. “It was completed in 1908 and converted [from apartments] to a co-op in 1988. The building has great details and a lot of charm, plus a great location across the street from a beautiful park.” While its tucked-away location means it doesn’t get many admirers, the building’s entrance features oversized wrought-iron doors framed by ornately chiseled limestone. Inside, the marble-clad lobby is attended by a part-time doorman, which helps temper monthly maintenance fees. “The monthlies are not crazy low, but they’re definitely lower than a lot of other co-ops, partially because there aren’t a lot of amenities,” Lippman says. Residents can access a roof deck, but otherwise, the only amenities are a shared laundry room and bike storage.
Two- and three-bedroom apartments, plus larger combinations, have prime views
From the lobby, residents take the north or south elevator to their homes. There are only two units per landing, meaning there are four units per floor and even fewer where units have been combined. Like most prewar buildings, residences were designed to have closed floor plans with separate foyers and formal dining rooms, but Lippman says that many owners have opted to open up the spaces, particularly the kitchens, which she says are typically located toward the building's interior. Living rooms and select bedrooms usually overlook the park’s tree canopy and the Hudson River. “Originally, every apartment in this building had some western exposure,” says Lippman, noting the large picture windows within the units. “Any apartment in the building that doesn’t have western exposure was previously cut off from its original apartment. This happened during the Depression; some units were cut up and made smaller.”
Even so, there are no studios or one-bedrooms within the co-op. Units don’t come on the market very often, but in recent years, prices for two- and three-bedrooms have ranged from $1.39 million to $2.39 million. Due to unit combinations, there are some larger apartments with price tags up to $7 million. The co-op board considers pieds-a-terre, co-purchasing, gifting and subleasing on a case-by-case basis. It’s also worth noting that not every unit includes a washer/dryer or central AC, but the board allows owners to add them.
In addition to the park, ample restaurants and food stores are nearby
To reach Riverside Park, residents can find crosswalks one block north or south, at 99th and 97th streets. In addition to several memorials and footpaths, this section of the park has a dinosaur-themed playground for littles. Some trails lead to the waterfront, where active types will find red clay tennis courts and the Hudson River Greenway. Farther north, there are more sports fields and a dog run, while additional playgrounds, paths and gardens are located to the south. The nearest grocery store, Westside Market, is two blocks from the condominium, along Broadway. Both Broadway and Amsterdam Avenue offer plenty in the way of dining with everything from chains like Krispy Kreme to local hot spots like Charlotte Cafe for Italian espresso and pastries or Moon Kee for Cantonese cuisine. Gyms, dry cleaners and other conveniences are prevalent in the area, as well.
Access to local, express and crosstown transit
From the 96th Street station, residents can catch the 1 local train or the 2 and 3 express trains. There’s also the crosstown M96 bus, which gets residents to the Upper East Side in just over 10 minutes. For those traveling by car or heading out of the city, the Henry Hudson Parkway is just past Riverside Drive.
