Relative affordability removed from, but connected to, the activity of Manhattan

The Raymont, a six-story, 1964, 75-unit red-brick co-op in the neighborhood of Spuyten Duyvil, offers residents many of the features and conveniences the waterside Bronx neighborhood is known for. Located across from the northern tip of Manhattan, the area provides a relative sense of calm and a decidedly less metropolitan environment. “It’s like an urban sanctuary almost. You’re right outside of upper Manhattan, but the landscape is completely different,” says BOND New York Properties agent Danielle Senisi, who lives in the area. “There’s a lot of nature here,” says Douglas Elliman executive manager of sales and longtime community resident Terhi Edwards. “You hear the birds.” The building also provides residents with desirable proximity to Midtown and other centers of business across the water. “You can walk to the 1 train,” says Edwards. “It’s a great location for [access to] the subway and bus.” For instance, the co-op is incredibly convenient for catching express and local buses. The building’s entrance on Johnson Avenue is around the corner from bus stops for both, but a second entrance opens directly onto Irwin Avenue, where commuters are picked up and dropped off. Edwards notes that the building’s walking distance to the center of Riverdale adds to its appeal, as does its relative affordability: “You can get a three-bedroom for $470,000.”

Studios to three-bedroom homes, some with private outdoor space

Homes in The Raymont include studios to three-bedroom units. Studios measuring up to 550 square feet sell for $135,000 or more, and one-bedrooms as large as 900 square feet ask $160,000 or more. Two-bedrooms are priced at $239,000 and higher and can be as spacious as 1,000 square feet. Three-bedroom apartments list for $465,000 or more and measure up to 1,400 square feet. Units feature 9-foot ceilings and generous layouts, often including room for a dining area. Many apartments have a balcony or patio and walk-in closets.

A virtual door attendant, live-in super and indoor parking

The building has a virtual door attendant and a live-in super. There is a large, shared laundry room. Inside parking and storage are available for a fee. The co-op is pet friendly.

A short walk to major conveniences with many parks close by

The commercial corridor of 235th Street, a 10-minute walk from the co-op, offers a Key Food Supermarket, Starbucks, Walgreens and other conveniences. Additional shopping and dining options are found along and around Riverdale Avenue. The nearly 8-acre Ewen Park is steps from the building and contains playgrounds, basketball courts, dog-friendly areas and fitness equipment. Henry Hudson Park and the larger Seton Park are green spaces to the west, and the massive, facility-rich Van Cortlandt Park to the north can be reached in about five minutes by car. The prestigious private schools Horace Mann and Ethical Culture Fieldston School are no more than a 10-minute drive from the co-op.

Transit options include Metro-North, the 1 train and buses, and major roadways for cars

The Spuyten Duyvil Metro-North Railroad station is about a 20-minute walk or five-minute drive from the building, and travel time to Grand Central Terminal is about 30 minutes. The commute time to Midtown via express bus is about an hour. Traveling by car, the same trip is about 35 minutes. The 1 train at 231st Street is about a 15-minute walk from the co-op. Route 9A/Henry Hudson Parkway is easily accessible and provides connection to Manhattan and points north, while Route 9 and Interstate 87 are major roadways to the east. LaGuardia Airport can be reached in about 30 minutes by car.
