Spacious units come at a surprising price point considering the building’s name
For a Manhattan condo building managed by The Ritz-Carlton, a brand known for its top-tier luxury, one might expect truly over-the-top housing prices. But all things considered — such as square footage, views and amenities — buyers may find that prices at The Ritz-Carlton Residences at 10 Little West Street are not as shocking as the glitzy hotelier's name may imply. For instance, a buyer can find a 3,200-square-foot, four-bedroom waterfront apartment for under $4 million (compared to nearly $15 million for similar square footage at the Ritz-Carlton Central Park South).
To a New York home buyer, these prices stand out as a bit unusual, even for a condominium built in 2001. And while some previous sale prices have been on par with other luxury builds from the early aughts, here, it’s the monthlies that may be the deciding factor — or at least something buyers ought to consider. According to Alan Louie, an agent with Coldwell Banker Warburg, “the common charges, if you calculate it, are a little over $4 per square foot (the average in NYC is about $3), so the monthlies are slightly higher.” Still, for these extra monthly costs, residents get white-glove services — as well as the panache of living downtown at the Ritz. While the namesake hotel on the first 13 floors has since closed (it was sold to Wagner, another hotel brand), the 115 residences on the upper 26 floors are still managed by the Ritz-Carlton Hotel Company.
A mixed-use tower in Battery Park with views of New York Harbor
The design of the 38-story tower isn’t especially unusual or noteworthy, but its rounded corners and wide, curved granite and glass base offer optimal river views, as well as that of the Statue of Liberty and Esplanade. The mixed-use building, designed by Handel Architects LLP and Polshek Partnership Architects, is mostly glass-clad with variegated brickwork along the back and sides, and includes The Skyscraper Museum in part of the ground floor. The building’s developer, Millennium Partners, had a hand in other Ritz Carlton locations, including The Ritz-Carlton Central Park and The Ritz-Carlton Washington, DC.
Waterfront living spaces with floor-to-ceiling windows
Given that the building is over 20 years old, many owners have renovated their units to include open chef’s kitchens, new cabinetry, Calacatta marble and herringbone floors. Living rooms are rather large and offer several oversized windows, sometimes floor-to-ceiling. In select residences, the views of the water are framed in such a way that it gives the impression of true island living, as the Hudson River stretches outward. Depending on where the unit is situated, some residences get water views from multiple rooms. According to Louie, “the G line has the best views because every single bedroom and living room faces the water. Most of the other lines have bedrooms facing east.”
While spacious, bathrooms lack the luster and sheen seen in today’s ‘ultra high-end’ condominiums. Instead, they often feature simple white tiles, basic cabinetry and porcelain or mosaic tiles. In short, they may look a bit dated to the typical luxury buyer. Most units come with a washer/dryer hookup and high-end appliances from brands like Miele, as well as the occasional wine fridge as a bonus.
One- to five-bedrooms available
One-bedrooms start at $1 million and rarely exceed $1.5 million, while two-bedrooms range between $1.67 million and $2.9 million for anywhere from 1,552 square feet to just over 1,700 square feet. Three-bedrooms go between $2.38 million and $3.6 million for just over 2,300 square feet. A four-bedroom unit can start at $5.5 million, however some of the penthouse units contain up to 12 bedrooms and have sold for $118 million in the past. Pied-a-terres are allowed.
A pet-friendly building with white-glove services
Condo owners enter the building through a residents-only entrance and are greeted by a 24-hour doorman and concierge. There’s also a live-in super and valet parking available. A fully windowed gym offers views of the surrounding cityscape and standard equipment. While there’s no common roof space, the Battery Park City Esplanade is just across the street, and South Cove Park, known for its dog run along the river, is also nearby.
Close to the 4 and 5 trains, as well as Battery Park City Esplanade and Wall Street
Tucked between Little West Street and Battery Place on the southwest corner of Manhattan, the location may seem a little isolated for some. Given that the Hudson River and New York Harbor are so close, as well as Battery Park, the location is a bit more tranquil than other neighborhoods, including those just north. “Neighborhood-wise you’re surrounded by the promenade and parks and [people] really love that. And you’re pretty close to transportation,” Louie says. Major shops and restaurants are just a 10-minute walk north at Brookfield Place, and both Eataly and Whole Foods are a 15-minute walk from the building. Buyers should note that the building is very close to the Battery Park Underpass, which can get a lot of traffic during rush hour. The closest trains are the 4 and 5 at the Bowling Green station, which is a seven-minute walk through Battery Park from the building.
