This Spuyten Duyvil co-op overlooks the Hudson River and the Palisades
In New York City, spectacular views typically mean spectacularly high prices. But tucked in the southwest corner of the Bronx, The Riveredge offers scenic Hudson River views and units (even three-bedrooms) priced well below a million dollars. “The views are absolutely the most attractive thing for buyers,” says Greg Kochanov, a broker at Moda Realty who lived in the area for many years. “The co-op was built right on the cliff overlooking the Hudson River. Only a few co-ops on Palisade Avenue share that spectacular view.” According to Kochanov, proximity to the Metro-North Railroad is a close second in terms of appeal. Even though it’s a quick train ride into the city, Spuyten Duyvil can feel worlds away. “The whole area is very lush and green, with a ton of trees and parks,” he adds. “It’s not congested; everything is spread out. And there are a lot of owners here, so it doesn’t feel transient. It’s a very stable neighborhood. I’ve met people who have been in their homes for 40 to 50 years. They love it.”
An outdoor pool, community room and gym enhance residents’ lifestyle
Many buyers would consider the co-op just as attractive as its surroundings. Completed in 1959, the 13-story, red-brick building has a live-in super, multiple porters and a part-time doorman. Inside, the co-op’s history is unmistakable. “It has a very midcentury feel, and the lobby is decorated and furnished with those time pieces. It’s just a cool vibe,” Kochanov shares. The co-op strikes a nice balance of honoring its history and modernizing where appropriate. For example, the laundry room and elevators were all recently upgraded. One of the best amenities, an outdoor pool overlooking the Hudson, also received an updated pool deck.
“There’s a gym, a community room, storage and a bike room in the basement,” Kochanov says. “The amenities come at an additional cost, but it’s nominal.” Even the leased parking spaces (inside a heated, below-grade garage) are reasonably priced: typically less than $200 per month. Like most buildings along Palisade Avenue, The Riveredge has a walk-out basement, meaning residents can go directly from basement-level amenities to an outdoor patio, which connects to the pool down a short set of stairs.
Airy apartments come with balconies and water views
Nearly everything about The Riveredge, even how it was constructed, centers on the views. “Because the building has exterior hallways, also known as catwalks, that face the street, every apartment gets river views,” Kochanov explains. “Those on lower floors might be partially obstructed from foliage, but it's wide open once you're above the fifth floor. It's the most spectacular view of the Hudson that you can get anywhere.” In an apartment where the outdoors is the main draw, balconies are a must. Every residence, from studios to the corner-unit three-bedrooms, has one. What’s more, the co-op has made a concerted effort to improve the view. “A few years back, they renovated every terrace. The balconies used to have metal bars, and now they’re all glass, which really maximizes the view. In the same vein, they recently began allowing split air conditioners, which don’t take up any window space. Now people can enjoy their nice, big windows, unobstructed.”
Today, the co-op's 143 units have a wide range of finishes and floor plans. Original details include parquet floors, small foyers and closed layouts, while renovated units often feature marble tile, modern cabinetry and stainless steel appliances. Prices range from $150,000 to $273,000 for studios and $200,000 to $405,000 for one-bedrooms. A two-bedroom apartment typically costs between $340,000 and $620,000, while a three-bedroom residence costs between $595,000 and $848,000. Pied-a-terres, co-purchasing, gifting and pets are allowed.
An area known for its parks, foliage and peace and quiet
The Riveredge is directly across from Henry Hudson Park, and the nearest entrance is just one block away. The park is popular with locals for its athletic field, multiple playgrounds and tranquil paths. In fact, the whole neighborhood is known for being leafy and tranquil. “It’s polarizing because people either love the calm or think it’s too quiet,” Kochanov jokes. “This area is not somewhere where you can walk outside, grab a cup of coffee, get in the cab and go. There's not a lot of action. It has a very suburban, residential feel. In some ways, it’s more similar to Westchester than the city.”
The only commerce in Spuyten Duyvil is a 10-minute walk from The Riveredge, in a strip center with markets, pharmacies and a couple of eateries. Just outside the neighborhood, Johnson and Riverdale avenues have a more lively vibe. According to Kochanov, “Johnson has your Starbucks, Dunkin, supermarket, some shops and places to eat, and Riverdale Avenue, between 236th and 238th streets, is the area’s restaurant row.”
Proximity to the train is a major draw for commuters
The Spuyten Duyvil Metro-North station is a short 5-minute walk from the co-op, and the train reaches Grand Central Terminal in about 25 minutes. “There are plenty of buses near the building,” Kochanov says, referencing the five lines located a block over. “Some express buses go into Manhattan and some are local, including two that you can take to the subway station for the 1 train or the A train.” For those who have a car (and many locals do), Henry Hudson Parkway and Major Deegan Expressway are both nearby.
