Billionaires’ Row luxury condo long before Billionaires’ Row was a thing

Erected in 1978 by Emory Roth & Sons — the long-established and revered architecture firm that filled much of the Upper West Side with prewar Beaux Arts-style mid-rises — The Sheffield is a tastefully appointed “late modern” tower that rises high along the western reach of 57th Street and on the edge of what is now dubbed Billionaires’ Row. Unlike some of the more infamous and exorbitantly priced residences that have emerged along this stretch over the past decade, this address has been a steadfast alternative embodying a more restrained level of luxury and offering comparative affordability. The 58-story, dark red brick tower was converted from a high-end rental building into a full service, white glove condominium in 2005.

New owner Swig Equities called on architecture and interior design firm CetraRuddy to refresh The Sheffield’s 572 residences and comprehensive raft of common spaces. This includes the glass curtain wall-enclosed Sky Club on the top three levels. “It contains a ton of amenities such as an often-updated fitness center, Pilates studio, all-season saltwater pool, massage room, a billiards lounge and children’s playroom,” says Rosana Broom, a Realtor with Corcoran who has sold extensively in the building. “With built-in BBQs for outdoor dining on warmer days, the wraparound terrace has stunning views of Central Park that will always remain unobstructed because of the zoning around nearby Columbus Circle.”

A diverse array of quality-finished units with open concept layouts and great views

Due to the prevalence of mostly mid- to low-rise buildings in the adjacent Hell’s Kitchen neighborhood, most western exposure units have unencumbered views of the Hudson River. Layouts vary greatly and include everything from true one bedrooms to sprawling three bedrooms with large open concept entertainment spaces and an ample amount of closets. According to Broom, even though there are well-equipped laundry rooms on each floor, residents can still choose to install in-unit washer/dryers. “The Sheffield attracts a lot of investors as management allows short-term rentals as brief as one month, at certain intervals during the year,” she notes. “Very few condo buildings still have this provision.”

While 650 square-foot studios sell for just under $1 million, one bedrooms average out at $1.5 million. Two and three bedrooms fetch between $2 million and $4.5 million, depending on size and position in the building. A quarter-floor four bedroom with 3,417 square feet of space and triple exposures was selling in Summer 2024 for $5.8 million. Topping out at $8.5 million in the past, comparable top floor residences benefit from optimized layouts in which living and dining rooms are positioned toward the best corner views and well-proportioned en suite bedrooms are cleverly relegated toward the rear.

An understated and timeless design vocabulary

Although some alterations have been made by residents since, CetraRuddy’s sumptuous yet durable intervention has mostly remained intact. Other than the large, updated wall-to-wall windows that wrap the building’s cross-shaped floorplates, units are adorned in responsibly sourced Nordic Ash wood flooring. High-end Italian kitchen cabinets anchor Miele, Bosch and Sub-Zero appliances as well as Calacatta marble countertops. Travertine-finished bathrooms feature duals sinks and soaking tubs. A similar muted earth tone color and textured stone palette carries through to common areas like the double height, 24/7-attended lobby, which is accessed from the street by passing a monumental granite block fountain. The same material clads the ground level and delineates incorporated retail spaces as well as a plaza with seating and tables toward the rear. “There’s a private driveway that runs between 57th and 56th streets, which is ideal for residents offloading groceries or luggage, and car services looking to not block traffic while waiting,” Broom says. “Private cold storage units in the basement can be rented or sold separately.” Other subterranean amenities include a sizeable bike room and a pet spa. During the 2005 refurbishment, an innovative combined heat and power system was also installed. It ensures that the building has a low operational carbon footprint and that the lights stay on during city-wide blackouts.

Near much of the Midtown Manhattan action

While The Sheffield offers a lot within its walls, being so centrally located is its main draw. Just one block north is Columbus Circle with a 40-store and 10-restaurant premium mall, Whole Foods grocery store and a subway station served by the A, B, C, D and 1 lines. The N, Q, R and W stop at the close by 57th / 7th Avenue station. With an entrance right off Columbus Circle, Central Park’s 843 acres of activity-rich green space abounds with an extensive cycling and running loop road, massive picnic lawn and even a decent zoo. Midtown Manhattan boasts a wide selection of prestigious restaurants, bars and cultural venues like Carnegie Hall and the Museum of Modern Art. Nearby on the Upper West Side, Lincoln Center is home to the Metropolitan Opera, New York City Ballet and Philharmonic. The Sheffield is also in close proximity to Broadway theaters and a few subway stops from national and regional rail linked Penn Station.
