Central location between Downtown Brooklyn and Boerum Hill, but across from a jail site
The Smith’s location can be considered Downtown Brooklyn or Boerum Hill, although the 13-story residence is more in line with Downtown Brooklyn's many high-rises versus the traditional brownstones that characterize Boerum Hill. Meltzer/Mandl Architects designed the mostly nondescript red-brick building, completed in 2007; its slightly angled facade, making it appear like it’s either tipping or leaning, depending on perspective, is an interesting differentiator. Also interesting is that The Smith is perched on top of the boutique NU Hotel, a modest three-star lodging that often attracts those making a short trip to Brooklyn or visiting family; needless to say, guests visiting Smith residents have a convenient option to book. But potential buyers should be aware of a new Brooklyn jail that’s being built across the street on Atlantic Avenue to replace the shuttered Brooklyn Detention Complex. It has created multiple controversies due to its proposed size, which will be larger than the previous one, and the negative impacts caused by ongoing construction, namely vibrations, noise and dust.
Higher-end finishes and modern amenities
Designer Nick Dine handled interiors for the 55 units, which all come equipped with central air and in-unit washers and dryers. Kitchens outfitted with glass-and-aluminum cabinets are the main talking point and are an uncommonly found feature. Stainless steel appliances complement the cabinets, contrasted by white Okite Bianco counters, a type of quartz. Many kitchens also offer islands since layouts favor open floor plans. Light, wide-plank hardwood floors prevail throughout except in bathrooms, which are thoughtfully outfitted with soaking tubs, separate showers and dual vanity sinks, and some are en suite. Closets are generously sized, as are larger-than-average windows considering that ceilings are at least nine feet; however, residences face busy Smith Street and the ongoing construction of the new jail or even busier Atlantic Avenue and its related noise. Higher floors overlook the expanse of Boerum Hill and even the Verrazano Bridge. Duplex penthouses also offer ample terraces accessible from the primary bedroom.
No common spaces and part-time door attendants
Amenities are scant and door staff are part time. There is a video intercom for additional security, as well as bike storage, and pets are allowed. The neighboring parking garage for the NU Hotel offers spots for an additional fee.
Centrally located for a wide variety of shopping, dining and public transportation
Prime Smith Street starts across the way, abuzz with charming Boerum Hill restaurants and independent boutiques frequented by locals. Nearby there’s longtime favorite French Louie for a French bistro vibe and cute backyard seating; Ten Ichi Mart for Japanese groceries; Luanne’s Wild Ginger for tasty vegan and Konditori coffee shop for a Swedish fika break. Smith Street continues through the equally charming neighborhoods of Cobble Hill and Carroll Gardens. Court Street is the next block heading toward the waterfront, and lined with additional businesses that are a mix of fun and practical. Meanwhile, Atlantic Avenue is a main artery offering a variety of independent and chain businesses. A five-minute jaunt brings residents to Trader Joe’s Court Street location, which anecdotally appears to be one of the busiest locations in the city, and a high concentration of Middle Eastern businesses, including Yemeni, Lebanese and Syrian restaurants, plus the famous Sahadi’s for Middle Eastern groceries. The Smith also enjoys convenient access to Downtown Brooklyn, a recently revived section filled with luxury high-rises, shopping and entertainment, like Alamo Drafthouse for dinner and a movie, the Dekalb Market food hall, City Point mall, which includes a Target, and additional chain offerings along Fulton Street such as Macy’s. Fun fact: Fulton Street has been a shopping destination for Brooklynites going back many generations, long before it had competition from other neighborhoods offering more options.
Accessible to most subway lines plus the Long Island Railroad
The Smith is within walking distance of nine subway stations. Stops in Brooklyn Heights, Downtown Brooklyn and along Atlantic Avenue are all major transit hubs, making it possible to grab almost every line between those options. Atlantic Terminal is also close, providing a rare opportunity to also catch the Long Island Railroad to JFK Airport; it’s faster and more comfortable than the subway, and just requires switching at Jamaica in Queens to hop on the AirTrain.
A new jail has proved controversial for area residents
About that jail: The newly built facility on Atlantic will eventually house inmates from the closing of notorious Riker’s Island. Area residents have brought their immediate concerns to community board meetings; construction isn’t expected to finish until 2029. At a recent meeting, Lori Richmond, who lives across the way, told BK Reader: “The Department of Design and Construction and the city apparently forgot that they're operating in the middle of a residential neighborhood with people that live here and schools and businesses.” Separately, The Concerned Neighbors of the Brooklyn Detention Center, part of the Brooklyn Heights Association (BHA), have voiced concerns on BHA’s website over the new jail’s intended size: “The proposed jail is simply too large for the site, and will impose considerable adverse impacts on the local communities with respect to traffic congestion, parking issues, shadows, and air pollution, among others.”
