Luxury living with low carrying costs in Manhattan Valley
“I like to call Straus Park Condominium a sleeper building,” says Michael Biryla of The Agency. “If you don’t know about it, you don’t realize what an awesome value it is.” Located on the corner of West 107th Street and Broadway, the 22-story condo building has all the perks of a luxury building, including a full-time lobby attendant, sound-proof floor-to-ceiling windows and a roof deck with Hudson River views. But the 2005 condo has significantly lower monthly carrying costs than other new developments in the area, according to Biryla. “You’re getting a full-service building, but you don’t feel like you’re paying as much for it,” he says, noting that the increase to the monthly common charges is between 1.5% and 1.8% annually. “That’s a slow, solid and stable increase.” Named after nearby Straus Park, the brick-and-glass building is between two subway stations and is a less than 10-minute walk to Columbia University. Biryla sold a three-bedroom unit in the building in April 2024 to a family whose child was a student there. “The location is great, and it’s close to everything you need,” the agent added.
Named for Straus Park
The building overlooks Straus Park, a triangular pocket park anchored by a monument dedicated to Isidor Straus, co-owner of Macy’s department store, and his wife, Ida, both of whom died in 1912 on the Titanic. The bronze statue of a reclining woman, Memory, sits on a semicircular stone platform with a fountain. There’s also an enclosed flower garden with blooms that change with the season, plus benches shaded by mature trees. Audrey Munson, one of the most popular models of the Gilded Age and dubbed “America’s first supermodel,” posed for the memorial statue, installed in 1915.
‘Funky’ floor plans and custom cast-iron balcony railings
Straus Park Condominium is located on a curving stretch of Broadway that is off Manhattan’s well-known grid. Because of its location, units in the building have unique, angular floorplans, Biryla says. “They are a little funky, and some people don’t love it.” However, the angles also make for sweet terraces overlooking Straus Park and Broadway in many homes — a selling point for other buyers. Bonus: the second-level terrace boasts a cast-iron balcony railing of people playing guitars, blowing trumpets and shaking mariachis by artist Ed McGowin. The upper-level balconies have clear guards for better views. There are 64 units, most of which are larger apartments with two, three or four bedrooms. Residences have been modified over the years, so the finishes differ, but most offer hardwood floors and modern white-casement windows. “You don’t hear a lot of noise or street traffic,” Biryla says. The three-bedroom home he sold in April 2024, on the eighth floor, sold for $2.2 million. A four-bedroom sold in late 2023 for $3.3 million, while, in the third quarter of 2024, a two-bedroom was asking $1.7 million.
Roof deck with Hudson River and Central Park views
The entrance to the building is on West 107th Street, and residents come home to an attended lobby with a seating area. The lobby is set to be renovated in 2024, according to Biryla. On the third floor, there’s a children’s playroom, a fitness room and a terrace overlooking the tree-lined street. “There’s also a beautiful roof deck with views of the Hudson River, Central Park and the city,” the agent adds. “It’s also very well run.” The super, Al, lives in the building, and there’s additional staff on hand to help with deliveries and other needs. Each unit also includes private storage.
Near Riverside and Central parks
In addition to Straus Park, the building is walkable to both Central and Riverside parks. Silver Moon Bakery, at West 105th, is another community favorite, serving freshly baked bread, pastries and sandwiches. The jazz club Smoke and The Ellington, an upscale tavern, are also along the famous avenue. (Ellington also runs a summer outpost between West 105th and 106th streets in Riverside Park.) Groceries can be found at West End Market at West 110th Street and Broadway.
Walkable to the 1 train
The Straus Park Condominium sits between subway stations along Broadway at West 103rd and West 110th streets, where the local 1 train stops. The express 2 and 3 trains stop at West 96th Street, so residents must walk a bit to get to that station — or transfer trains. The M96, with crosstown service, also stops along West 96th Street, while the M60 bus, which has stops at the MetroNorth station in Harlem and LaGuardia Airport, begins its route on Broadway at West 106th Street. Drivers can also quickly access the Henry Hudson Parkway via West 96th Street.
