A midcentury co-op building by architects H. Herbert Lilien and Clarence Lilien
Perched on a quiet, tree-lined block in the Spuyten Duyvil section of Riverdale, the Tangiers feels like a small community, with 73 co-op units across eight floors. Built in 1958 and designed by architects H. Herbert Lilien and Clarence Lilien, the red-brick structure is split into two wings, with a separate elevator servicing each. "Everyone is friendly and looks out for one another,” says longtime resident Fran Kaback, an associate broker with Brown Harris Stevens who has sold 22 units in the property. “We also have a wonderful super and our porter, Freddy, does a great job keeping the common areas clean.” The building’s blocky massing creates space for a series of bays that contain rows of balconies, while the circular driveway and canopied entrance are distinguishing characteristics that come in handy for residents. “When you come home with packages, it's very convenient because the doorman comes out and helps you unload. The parking is also good on this block, unlike in Manhattan where you have to wait in your car and race to get a spot.”
One-bedrooms start at $240,000
The Tangiers contains one- to three-bedroom units, and most come with private balconies, including all the two- and three-bedroom residences. Among the hallmarks are hardwood flooring, custom cabinetry and built-in HVAC units, while entry foyers and coat closets are standard features of the layouts. Prices for a one-bedroom range between $240,000 and $280,000, while two-bedrooms can command up to $475,000. At the top end, a three-bedroom was sold in September 2024 for $550,000. Regarding policies, dogs up to 45 pounds are permitted, and rentals are allowed with board approval initially for one year and again with board approval to extend. Current listings come with a small monthly reserve fund assessment, in place through 2025, typically paid in full by the seller at closing.
Perks include a part-time door attendant, laundry room and parking garage
The building employs a part-time door attendant stationed from 8 a.m. to midnight, a live-in super and a full-time porter. A digital intercom system is in place to add another layer of security. Additionally, there's a parking garage and a shared laundry room on the second floor. “The laundry room is large and has windows, so you don’t feel like you’re in a dungeon,” says Kaback. “We also have a large outdoor space with open grass for residents. It's where you can go to have peace and quiet. When COVID started, I was often out there in my lounge chair.” Another bonus is that the board spearheads regular updates to ensure the structure is in good condition. "We have a new dual-fuel boiler that runs on natural gas and oil — we can change it based on the price of commodities. We also did a building-wide plumbing job and installed new breakers in all the units,” explains Kaback. “We recently did a tremendous Local Law 11 project. We also recently redid the balconies, the garage roof and the garage floor.” While there's no gym on-site, the Club of Riverdale — a sizeable athletic complex with an Olympic-sized pool that offers an array of classes and lessons — is a quarter mile away. The area is also home to Blink Fitness and Planet Fitness.
A Bronx enclave that feels like the Upper West Side
“I love the neighborhood,” says Kaback, who moved to Riverdale 20 years ago from the east side of Manhattan. “It seems like it's so out of the way, but it really isn't. It feels like an extension of the Upper West Side. It's quiet and peaceful with a small-town feel. You go to the stores on 235th Street or Johnson Avenue, and the person who works there knows you, or you know them — or both." Key Food is within a few blocks for groceries, and a little further is a Stop and Shop and a Garden Gourmet Market, the latter of which has an impressive selection of international items. About 15 minutes away by car is a shopping center in Yonkers with Stew Leonard's and Costco, plus a Whole Foods is nearby. Several large green spaces are within the Spuyten Dyvil area of Riverdale, including Henry Hudson Park, which contains wooded walking paths and sports fields, and Ewen Park, equipped with a dog run and meadow. Both are less than half a mile from the building.
The local 1 train stops at 231st Street
Neighborhood residents can quickly reach Manhattan via the local 1 train, which stops at 231st Street, about a mile from the building. Three bus lines — the BxM 1, BxM2 and BxM18 — travel along nearby Kappock Street and go to various Manhattan locations. Another transit option is the Metro-North Spuyten Duyvil station, located a little less than a mile away and able to get riders to Grand Central in under 30 minutes. A few Citi Bike docks are clustered around Tibett Avenue, less than a mile from the property, which has its own on-site bike storage facility for residents who want to save space in their apartments. Those with a car can easily access the Henry Hudson Parkway, which turns into the West Side Highway.
