A turn-of-the-century co-op designed to maximize air and light

Situated on Central Park West between 93rd and 94th Street, The Turin was designed by Albert Joseph Bodker in the Italian Renaissance style in 1910. On the exterior, a two-story limestone facade is adorned with filigreed molding, arched windows and ornamented wrought iron balconies extending from the second floor. The architect conceived the building as an H-shaped structure with four connected towers to maximize light and air. The center of the landscaped courtyard dramatically crescendos to a flight of stairs leading to the building’s grand lobby. “This turn-of-the-century building has a charm and grace you don’t find in a new build,” says Ria Browne, a real estate agent at Compass who is the seller’s agent for a three-bedroom in the building. “That’s why it is worth jumping through all the hoops to live here.”

A slightly less rigorous cooperative board

“The Turin appeals to people looking to buy an Upper West Side co-op, but maybe don’t want to jump through as many hoops as they might have to in a building like the San Remo,” says Browne. “The minimum is 34% down. It’s still rigorous, but it’s more reasonable.” (According to City Realty, San Remo requires 50% down.) Given similar locations along Central Park West and equally as handsome architecture, the only trade-off is that the building doesn’t is not as well-known. “You still get all the prewar glory and charm of a beautiful early 1900s building facing Central Park.”

Spacious two- to four-bedroom layouts overlooking Central Park

The Turin houses 69 units across 12 stories, comprising two-, three- and four-bedroom residences. “[The Turin] is not the biggest, which is nice,” says Browne. “It feels like a boutique building with about five units per floor, give or take.” A two-bedroom on the sixth floor with Central Park views and two dramatic hallway galleries sold for $2.7 million in September 2023. A three-bedroom with city and courtyard views (no exposures facing Central Park) and a spacious primary suite with a private sitting room sold for $2.4 million in June 2024. A four-bedroom on the sixth floor with two offices and a grand dining room with views of the park sold for $3.7 million in August 2023. The grandest of listings, a four-bedroom penthouse with a primary suite with a walk-in closet big enough to be another bedroom, a library with a windowed reading nook and a custom kitchen by Bulthaup sold for $11.5 million in November 2017.

A brand new, landscaped rooftop terrace overlooking Central Park

The Turin is a full-service cooperative luxury building with a 24-hour door attendant and live-in superintendent. “Many Upper West Side co-ops have outdoor space dedicated to private terraces,” says Browne. “Here, the entire roof deck is for communal use in this building.” Browne says the brand-new rooftop was unveiled in the summer of 2024, featuring an outdoor kitchen with grills and an ice maker. As expected, dining tables and plush seating dot the landscaped lounge areas overlooking Central Park. Down in the basement is a modestly sized gym with up-to-date cardio machines, weight training equipment and a movement studio. Meanwhile, the subterranean laundry room offers dry cleaning services. Additionally, the building provides personal storage space and bike parking, both waitlisted and surcharged. Those with children can take advantage of the massive playroom outfitted with a two-level playhouse, ping pong tables and many toys and games.

Famed Upper West Side cultural institutions, including American Museum of Natural History

Of course, the main draw for living on Central Park West is being able to walk across the street to Manhattan’s largest and most revered greenspace; westside highlights include the Central Park Tennis Center, Jacqueline Kennedy Onassis Reservoir and North Meadow and its many ball fields. The Upper West Side is known for its world-class museums and cultural institutions, including the landmarked Beacon Theatre, the Metropolitan Opera, the American Museum of Natural History and New-York Historical Society. Private schools within walking distance are plentiful and highly acclaimed (all housed in fancy institutional buildings), including Columbia Grammar & Preparatory School, Manhattan Country School and The Smith School. For groceries, residents can shop at nearby markets, including The Kosher Marketplace, Zabar’s and Whole Foods.

Five subway lines at two nearby stations

Residents are within walking distance of two 96th Street stations. At Central Park West, the station services the C and B lines. Additionally, the station at Broadway provides access to the 1, 2 and 3 trains. Meanwhile, there is a Citi Bike location at 93rd Street and Central Park West for local trips. Those with cars can easily drive to Henry Hudson Parkway via 96th Street or the FDR by way of the 97th Street Transverse.
