Combining sustainability and fine living downtown on the Hudson
The Visionaire is, as they say, kind of a big deal. When the 35-story Battery Park City development was completed in 2008, it became not only the first LEED Platinum-certified condominium in New York City but also the first to achieve the highest rating for sustainability on the East Coast. Designed by esteemed architecture firm Pelli Clarke & Partners, the 245-unit condominium incorporates a dizzying number of elements to achieve the prestigious designation. A short list includes: a high-efficiency air filtration system; an on-site wastewater treatment plant, with recycled water used for toilets and to supply the HVAC's cooling tower, and natural gas–fired heaters and microturbines that simultaneously generate electricity and hot water. Solar panels along the top section of the building's south-facing facade provide electrical power for common spaces, occupancy sensors in shared and private spaces automatically adjust to conserve energy, and even the elevators are eco-friendly, incorporating regenerative drives that capture and reuse energy created by the braking system. Recycled construction materials accounted for 20% of those used, and 85% of on-site construction waste was recycled. Half of the building materials were sourced from within a 500-mile radius.
It makes sense that The Visionaire attracts buyers interested in sustainability and resiliency — a universe that has only grown along with awareness and concern about climate change — although most likely are attracted first to luxury and location. "I think most people are looking for a pool and the parks," says Krista Nickols, an associate broker at Serhant, who notes that the parks in Battery Park City are maintained by the Battery Park City Authority, not New York City, and so are often seen as a cut above their municipal counterparts. “But once you mention it, people say, ‘Oh that’s great to know.’”
Open plans and curving lines with eco-friendly materials
Homes include studios to four-bedroom units. Studios measure a maximum of 690 square feet and list for around $985,000. One-bedrooms, measuring at most 1,000 square feet, list for about $640,000 to $1.3 million, and two-bedrooms, which can be as large as 1,491 square feet, ask for up to $2.7 million. Three- and four-bedroom homes range from 1,270 square feet to 3,655 square feet and are priced between $4 million and $7 million. The building's distinct bowed facade — which some say resembles a sail — often results in panoramic views, more natural light throughout the open-plan residences and rooms defined by gentle curves. "Some floor plans are more angular versus square," says Nickols.
Residences include floors made with Forest Stewardship Council-certified wood, recessed LED lighting and windows that reduce solar heat gain and filter UV light. Homes look out onto New York Harbor, the Statue of Liberty and downtown Manhattan, and offer especially impressive views of One World Trade Center, about 10 blocks to the north. Kitchens feature cabinets made with renewable bamboo, river-washed stone countertops and incorporate Energy Star appliances. Bathrooms include Waterworks fixtures, recycled glass tiles, a deep soaking tub and a glass-enclosed shower.
A spa, roof deck with stellar views and parking on-site
The Visionaire offers residents an extensive collection of amenities, with several located on the seventh and eighth floors. Spa facilities include a skylit 50-foot pool, a sauna, steam room and a massage room. A fitness center offers a wide selection of equipment and classroom space. A lounge with a fireplace and a catering kitchen provides space for social gatherings. A children's play space dubbed "Discovery Cove" located on the lobby level features a marine-life theme and includes a large living aquarium stocked with coral and tropical fish. The building's large roof deck, landscaped exclusively with native plants, provides expansive open views of New York Harbor and offers numerous sitting areas with shade from pergolas draped with natural plantings. The outdoor space also includes a large wet bar and barbecue grills. The building offers on-site parking and is pet friendly.

On the edge of Battery Park City south
Located in Battery Park City, The Visionaire is steps from many of the parks and features of the neighborhood, including the Battery Park City Esplanade, Thames Park and a community dog run. The indoor mall of Brookfield Place offers luxury shopping and dining options, a seasonal ice-skating rink and special events. For groceries, Battery Place Market is on the ground floor of the building, and there are two Whole Foods stores nearby in Tribeca and the Financial District. Additional conveniences in the neighborhood include the 16-screen Regal Battery Park and an Equinox gym.
Several subways to the east, a ferry to the west and east access to major roadways
Public transit is easy, with the 1, R, W, 4 and 5 trains no more than five blocks east. Additionally, a free, daily Downtown Connection Bus runs every 15 minutes, stopping at several subway stations in the area. The St. George NYC Ferry route services Battery Park, reaching Midtown West in 15 minutes, and the World Trade Center PATH train can be accessed via a pedestrian tunnel. For travel by car, the building is moments from the West Side Highway and the Hugh L. Carey Tunnel, which connects to Brooklyn and the Brooklyn-Queens Expressway, and The FDR Drive on Manhattan's east side. Newark Liberty International Airport can be reached in about 45 minutes.
Important to know
All land in Battery Park City is owned by the Battery Park City Authority, which was formed in 1968 to create a resilient neighborhood of residential, commercial and park space on the lower west side of Manhattan. As a result, residential buildings pay a "land lease" fee, which is then passed on to tenants and owners. These funds help pay for the Battery Park City Authority's private park maintenance and private security. The initial land lease for all of Battery Park City was set to expire in 2069; however, in 2023, New York State extended the lease 50 years to 2119.
