Art Deco style and flexible terms on Billionaires’ Row
Designed by architecture firm Boak & Paris, the 1940 building The Westmore is a bit out of place on the edge of 57th Street’s Billionaires’ Row, home to some of the tallest and priciest residential towers on the planet. The brick building, measuring just eight stories, offers an aesthetic alternative to its contemporary neighbors. The Art Deco building’s entrance features fluted stone, a silver metal awning accented with brass and a doorway engraved with a Greek key-like pattern. An expansive lobby’s inlaid terrazzo floor, palette of white and soothing browns, oversized marble fireplace mantle, streamlined railings and stately columns convey the understated glamor of an earlier era. A light-filled corridor with views of landscaped internal courtyards on either side connects the two buildings of the 170-unit complex.
“It’s a pretty building. It’s not tall, but it’s solid, and you feel that when you walk in,” says Douglas Elliman broker Alan Nickman, who has sold numerous homes in the complex. “It’s a style people like.”
The fact that The Westmore is a condop, a mixed-used building in which residential units belong to a co-op and commercial spaces function as a condo, also makes it exceptional. (Several businesses rent offices in the building.) Relatively uncommon in New York City, condops offer more flexible terms for buyers and shareholders. “It’s organized as a co-op, but it really truly acts as a condo,” says Nickman. “Subletting is ok, the board approval is a waiver, not an interview. It’s easier than a traditional co-op.”
Additional flexible policies at The Westmore include the permission of pied-a-terres, guarantors, gifting, co-purchasing and parents buying for children. It is also pet-friendly.
Spacious studios to three-bedroom apartments with prewar details
Homes in The Westmore include studios to three-bedroom residences. Studios as large as 700 square feet sell for up to $730,000, and one-bedrooms measuring as much as 980 square feet are listed for up to $1 million. Two-bedroom homes, some of them combined units, can be as large as 1,568 square feet and have sold for as much as $2.1 million. A 1,550-square-foot three-bedroom sold for $1.8 million in 2020.
Homes offer generous layouts and include elements often found in Art Deco interiors. “All of them are spacious, and were at the time they were built. Even if you’re getting a studio, they’re just big,” says Nickman, who names sunken living rooms, iron railings and casement windows as the period design features in many units. Additional prewar elements include parquet and herringbone wood floors, beamed ceilings and bay windows. Inward-facing apartments overlook the landscaped courtyards.
Door attendant, two landscaped roof decks, and a fitness center
The Westmore is a full-service building with a 24-hour door attendant and live-in super. Amenities include two landscaped and furnished rooftop terraces with barbecue grills, a fitness center and a central laundry room, although washer/dryers are permitted with board approval. Storage is available for an additional fee.
In lively Hell’s Kitchen close to conveniences and culture
Located in the northeast corner of Hell’s Kitchen, The Westmore is convenient to many shopping and entertainment options. “For a lot of folks, the centrality of the building is very appealing,” says Nickman. “There was one time when I would have said the area is neither here nor there. Now that’s no longer the case. Hell’s Kitchen grew up.”
A Whole Foods Market is one block away at Columbus Circle and the Shops at Columbus Circle contain upscale retailers such as Eileen Fisher, Lululemon and Williams Sonoma. Central Park can be reached in 10 minutes on foot. Lincoln Center is five blocks north and Carnegie Hall is at 57th Street and Seventh Avenue. The Museum of Arts and Design is also located at Columbus Circle.
Excellent public transit options and access to the West Side Highway
Numerous subway lines service the area, including the 1, 2, A, B, C and D trains at Columbus Circle and the N, Q, R and W trains at 57th Street and Seventh Avenue. For travel uptown and downtown by car, the West Side Highway can be accessed at 57th Street. Laguardia Airport can be reached in about 45 minutes.
