This postwar co-op is in a growing part of Lenox Hill

Today, one of the main draws of The York Gate, a 13-story midcentury co-op, is its location in southeast Lenox Hill. Several decades ago, however, its location would have been considered a drawback. Formerly a secluded industrial zone, the area now has plenty of restaurants, businesses and direct access to East Midtown. Heading east from the co-op, residents will find Rockefeller University and esteemed hospitals along York Avenue, as well as a new pedestrian bridge that crosses FDR Drive and connects locals to public, riverfront space. “The building is right off the highway, so it’s easy to get farther into the Upper East Side or head downtown,” says Daniel Torres, a real estate agent at SERHANT. “Because of the ramps at the end of the block, there can be a good bit of traffic, especially during rush hour. But the building does a good job of blocking noise, even in front-facing units.” The York Gate is a relatively simple building that, like many others in Manhattan, started as apartment rentals before converting to a co-op in the 1980s. Besides the area’s convenience, buyers are also attracted to the co-op’s flexible policies and reasonable prices.

One-bedroom units have a competitive price point

The 1957 building has 155 studio to four-bedroom apartments, although the vast majority of units are studios and one-bedrooms. Prices for studios typically fall in line with Lenox Hill’s median of $449,000. The York Gate’s one-bedroom units, however, are often priced well below the Lenox Hill median of $750,000: Here, they typically sell in the $500,000s or $600,000s. In recent years, multibedroom residences (often the result of renovations or unit combinations) have cost between $599,000 and $1.83 million. A small number of units, including penthouses, offer private outdoor space. “In my experience, people like the building more than the apartment itself,” Torres says. “If the unit has been updated like my listing has, that definitely helps pique interest.” Original units have parquet floors and outdated bathrooms, while renovated units often include subtle upgrades like subway tiles, granite counters and stainless steel appliances. Torres adds that he’s met with a wide range of people, from older buyers to parents touring with their college-age children. “The co-op board is pretty lax. They’re fine with pied-a-terres, and this is a good building for first-time home buyers since you can co-purchase, have a guarantor or have money gifted for the purchase.”

Residents can access a laundry room and spacious roof deck

Outside the red brick building, potted plants and flowers frame the entrance, but the inside is rather plain. “When you come into the lobby, it’s easy to tell that this is an older building,” Torres says. “But there’s always a doorman at the front greeting you, and there’s a live-in super. A lot of the staff members have been there for a long time, so they know the tenants by name and they’re extremely nice.” In the basement, residents will find a 24-hour laundry room, a nice perk considering in-unit washer/dryers are not permitted. There are also storage units, but there’s currently a waitlist. While there’s not a gym within the co-op, there is a large roof deck with planters and wrought-iron furniture. “You get 360-degree views, which is great,” the agent says. “You can see Billionaire’s Row to the west, and a little bit of the river between buildings to the east. There’s also a pretty cool view of the tram to Roosevelt Island.”

Large-scale, 21st century projects continue to improve the area

Even with the co-op’s far east location, residents have proximity to ample restaurants and businesses along First Avenue. Numerous fast-casual chains (like Chipotle and Le Pain Quotidien) are located nearer the hospital a few blocks north, but they’re joined by highly-rated local eateries including da Adriano, Bayon Cambodian Restaurant, Grata Thai Cuisine and the veggie-forward Quantum Leap. A few blocks south, residents can reach Bridgemarket, a major project that converted the arcade of the landmarked Queensboro bridge into a commercial marketplace and connected Lenox Hill with the Sutton Place neighborhood. The space, with its vaulted ceilings and restored tilework, now houses Trader Joe’s and TJ Maxx. East of the co-op, a pedestrian bridge was completed in 2024, allowing residents to quickly access the East River Greenway and its waterfront paths, as well as the Andrew Haswell Green Park. The park, which opened in 2008, offers a dog run and picnic tables. For more greenery, Central Park is walkable in under 20 minutes.

Rockefeller University and the NewYork-Presbyterian Hospital both define the neighborhood and contribute to its growth. “When you walk around, you see a lot of students and people wearing scrubs,” Torres says. “The area gets a good bit of foot traffic during the day. There’s even been more development — apartments, co-ops and condos with full-blown amenities — in the area to accommodate workers and medical students training at the hospitals.”

Proximity to FDR Drive and the Queensboro Bridge

Residents with cars can merge onto FDR Drive at the end of the block or take the Queensboro Bridge into Long Island City and beyond. Both First and York avenues have local bus routes, but buses heading into Queens are slightly farther at Second Avenue and East 59th Street. From here, residents can also take the tram to Roosevelt Island. The F and Q trains are accessible within seven minutes of the co-op, while the N, R, W and 4, 5, 6 lines are just over 10 minutes away.
