Postwar co-op in Elmhurst at attractive price points

Toledo Court is a classic red-brick co-op from 1962, with six stories on a residential street in Elmhurst. The building blends in with a collection of red-brick mid-rises co-existing with blocks of single and multifamily homes. Apartments sell for much less than their Manhattan counterparts while offering proximity to a major shopping mall and public transportation. The area straddles the divide between city and suburbs, offering a quieter lifestyle where businesses shutter on the earlier side, drawing families who no longer seek a nightlight scene. Elmhurst is also one of the most diverse neighborhoods in Queens, where the majority of the population identifies as Asian or Hispanic, according to the NYU Furman Center.

Larger apartments for the money than Manhattan

The 81 apartments offer a good value for the amount of space, although they tend to be dated. Most have been well-maintained. Efficient layouts include foyers, dining areas, windowless galley kitchens and walk-in closets in oversized bedrooms that can fit a king-sized bed. Hardwood floors are the default, though some have been carpeted over. Numerous units have updated kitchens with a dishwasher or built-in microwave and also feature sufficient cabinet storage. Outdoor space is limited to fire escapes. Large windows and through-wall air-conditioner units are prevalent; air-conditioner usage is included in monthly maintenance fees. In fact, electricity is also included in the monthly charges, an uncommon practice for many co-ops. Recent maintenance fees have run $760 for a one-bedroom and $1,241 for a three-bedroom. One- to three-bedroom apartments span 700 to 1,200 square feet. Two-bedrooms include 1.5 or two bathrooms, and three-bedroom apartments have two. In 2025, one-bedroom apartments were listed for under $300,000. A two-bedroom last sold for $480,000 in 2021, and a three-bedroom closed for $529,000 in 2024. Subletting is not allowed.

Indoor parking and a laundry room are convenient features

Toledo Court is a limited-amenity building. An indoor parking garage is a big perk due to limited street parking, but like many residential buildings, there’s a waitlist. The co-op is adjacent to the small Newton Park and Playground, which feels like an extension of the building, even though it isn’t. A ground-floor laundry room is convenient since units lack a washer/dryer. There are live-in supers but no other staff. Bike storage is available and included in maintenance, while storage cages cost extra and have a waitlist. Pets are not permitted, nor is buying for immediate family members.

Residential section that’s close to two malls

Toledo Court benefits from being a short distance to Queens Center, the largest mall in Queens, with more than 150 retail and restaurant options. Popular places include Macy’s, Sephora, Apple and Shake Shack. At the end of 56th Avenue is Queens Place, a smaller mall anchored by Target. In the immediate vicinity beyond the malls, there’s a Food Bazaar for groceries, daycares and an elementary school. Businesses like fast-food joints, discount stores and pharmacies line nearby 57th Avenue.

Good proximity to trains, buses and airports

Queens Boulevard and the Long Island Expressway, both blocks from the co-op, bisect Elmhurst. The nearest train stop is four blocks away at Woodhaven Boulevard for the M and R lines, which reach Midtown in about 40 minutes. Numerous buses stop nearby for travel to other parts of Queens. Drivers also have quick access to nearby LaGuardia and JFK International airports. Not least, cyclists have Citi Bike stations bookending the avenue.
