An accessibly priced postwar condo in Flushing

For those looking for a central Queens condo under $600,000, Union Terrace Condominium offers basic units with low common charges. Situated on a quiet residential block, the nine-story building comprises 57 apartments facing Union Street. Built in 1986, the entire facade is clad in red brick and wrapped in steel-fenced balconies. Upon entering the building, residents are greeted by a steel-framed portico topped off with the building’s name, “Union Terrace Condominium,” elegantly rendered in three-dimensional Helvetica (a widely respected sans-serif typeface developed in 1957 by Swiss typeface designer Max Miedinger). Inside, there aren’t any amenities, and the residences offer only the essentials. Still, for buyers looking for a modest apartment in Flushing at an accessible price point, this condo is worth considering.

Small layouts with oversized balconies

Prospective buyers should beware that the finishes and appliances of each unit vary greatly. Units don’t come on the market often, and of those that do, some have been entirely gut-renovated, while others have been maintained better than others. For example, a ground-floor studio sold for $299,999 in January 2022, but the kitchen and bathroom are outdated and need to be remodeled. Conversely, a 748-square-foot one-bedroom that went on the market in July for $588,000 appears to have been stripped to the studs, including new mahogany hardwood flooring, white lacquer kitchen cabinetry and a brand-new GE washer and dryer. Meanwhile, all apartments have long balconies and a designated closet with a washer-dryer. Anecdotally, while the units on the top floor are designated as penthouses, nothing grand or special warrants the title. Fun fact: a small garage room on the left side of the facade holds the only parking spot in the building deeded to “penthouse” C (the unit was once home to the original owner).

Basic service and amenities

While there aren’t any amenities per se, Union Terrace Condominium does have the essentials: an elevator, a live-in superintendent and part-time maintenance staff. The building is pet-friendly, allowing both dogs and cats. Plus, there is street parking in the area (which is neither impossible nor easy).

Asian food galore at specialized supermarkets, food trucks and restaurants

Also known as the Chinatown of Queens, one cannot mention Flushing without bringing up the plethora of Asian restaurants, markets and food trucks; some highlights include the dipping sauces at Happy Lamb Hot Pot, milk tea at Sing Choi Kee and the seafood selection at Jmart. Besides all the vendors in the food hall at the new shopping mall, Tangram, there are diverse shops, including Nana Press On Nails, MINISO and Angry Birds Cafe. Residents can shop for groceries at nearby markets such as Stop & Shop, H Mart, and Target Grocery. Meanwhile, Flushing Meadows Corona Park offers 900 acres of greenspace with barbeque areas, biking and hiking trails, an 18-hole golf course, a recreation center with an Olympic-sized lap pool and tennis court; the grounds are also home to 75 species of animals from the Americas at the Queens Zoo. Nearby, Citi Field hosts baseball games of the home team, The Mets. NewYork-Presbyterian, the major Queens hospital, is near the park, adjacent to Queens Botanical Gardens.

Proximity to public transit and major thoroughfares

Flushing-Main Street station, just 10 minutes from door-to-turnstile, provides access to the 7 train. Around the corner, a Long Island Rail Road station by the same name offers direct service to Grand Central in just 25 minutes. Nearby major highways—Grand Central Parkway, the Long Island Expressway and Whitestone Expressway—connect residents to greater Queens, Manhattan and beyond.
