Well-managed 1960s condo offers large layouts in Astoria
Victoria Hall is a well-maintained condo in Astoria, Queens. The seven-story, red-brick building was designed by Jack Brown (who later worked on the designs for the LeFrak City in Corona, Queens, and Gateway Plaza in Battery Park City) and completed in 1963. The area around Victoria Hall is made up of low- to mid-rise buildings and the condo is set back from the street more than most, so homes at the H-shaped Victoria Hall get ample light. Many also have balconies, some of which have views of the Manhattan skyline in the distance. Brown was a proponent of outdoor space for residences and always tried to incorporate them into his building designs, according to a 1979 article in The New York Times. “I definitely feel that balconies enhance the quality of life,” he told the Times when discussing the Gateway Plaza development. A relatively short commute to work can also do wonders for one’s quality of life, and the building is only about a 25-minute ride to Times Square or around 30 minutes to LaGuardia Airport. Indeed, real estate agent Fotini Liaperdos, who has listed several units in the building, says Victoria Hall’s location is the No. 1 attraction for buyers.
Spacious floorplans, many with balconies
The building offers 120 units ranging from studios to three-bedroom residences, although the vast majority are one-bedrooms. Units are relatively spacious, Liaperdos notes, with some one-bedrooms measuring more than 800 square feet. Units vary significantly given the building’s age, but many offer hardwood floors, substantial windows, open living spaces and galley or passthrough kitchens. There are also several closets in each unit. Liaperdos had two one-bedroom units listed in the building in the fourth quarter of 2024, a first-floor unit with a private yard for $499,000 and a second-floor home with a balcony for $595,000. The last sales in the building were in 2023 when a third-floor studio closed for $389,000 and a three-bedroom on the fifth level sold for $860,000. More than half of the units are rented out, with a studio fetching around $2,000 a month and a three-bedroom costing about $4,200 a month.
A live-in super, parking and relatively low common charges
The building has a small garden out front with shrubs and small trees, and guests and residents step down into its large, mirrored lobby with terrazzo flooring. It leads to the package room and access to the building is granted through an intercom system. Additional amenities are limited at the condo but include a live-in super, laundry on the ground floor, three new elevators and trash shoots on every floor. Parking is available on site for $125 a month, although there is a waiting list. There’s also a shared outdoor space, but the building does not allow pets. Liaperdos adds there’s “good management” in the building. Common charges are relatively low, with a one-bedroom charging less than $500 a month and $671 for three-bedrooms.
A residential area of Astoria commerce around the corner
Victoria Hall is on a primarily residential street, although the building has a pediatric dentist’s office located on the ground floor. There’s also a middle school — the Academy for New Americans, which focuses language and adaptation skills for students who’ve just moved to the U.S. — in the center of 29th Street. Mount Sinai Queens is within a few blocks of the condo. Il Fornaio Bakery Cafe is at the corner of 29th Street and 30th Avenue, while the Greek restaurant Blue Sea Taverna is on the other side of 29th Street. Athens Square is across the street from the taverna on 30th Avenue, offering a playground, sports courts and green space. Shops and restaurants also line 30th Avenue, from pizza places and burger joints to everyday services. Groceries can also be found along that stretch, including Trade Fair. Further afield in Astoria are hip brunch spots, many Greek eateries and other international culinary delights, including those from Morocco, Palestine and Colombia.
Less than 30 minutes to Manhattan
The 30 Av subway station is about a five-minute walk from Victoria Hall; it’s about 20 minutes to Times Square on the train. Interstate 278 is just a few blocks north of the building, with access to the RFK Bridge through Randalls Island and into Manhattan or further into Queens and Long Island. Astoria’s ferry station also offers service to Manhattan and other spots in the city but is about a 20-minute walk from the condo.
