A 1980s Yorkville condo with top-floor amenity spaces, views and an incredible perk

New York City buildings with all kinds of incredible amenities are quite common these days. Resort-style rooftop pools, children's playrooms and bowling alleys are among the dazzling facilities developers hope will move buyers to spend big bucks. But the 47-story Waterford Condominium offers an extraordinary perk that many New Yorkers would probably argue is infinitely better than any golf simulator or movie theater: two private guest rooms that residents can book for visiting family members. Not only do the suites provide a place for relatives to stay that’s close by — but not too close — at $125/night, the accommodations are also cheaper than most New York City hotels.

That alone might be enough to sell many people on the building, but Sotheby’s International Real Estate agent Lena Datwani offers other factors that help distinguish the 221-unit condo from other buildings of its vintage. “Ten-foot ceilings really make a difference,” she says. “It’s two feet more than other condos built in the ‘80s.” Oversized windows allow for a generous amount of natural light and provide views of Central Park, the East River and the Triborough Bridge. “Every time buyers come in, their jaws drop,” says Datwani, referring to a 44th-floor unit currently on the market.

Finally, for prospective buyers who enjoy a dash of infamy with their real estate, The Waterford is where convicted felon Larry Ray, leader of the “Sarah Lawrence sex cult,” shared a one-bedroom apartment with several co-eds, as documented in the film, “Stolen Youth: Inside the Cult at Sarah Lawrence.”

Studios to four-bedrooms and some private outdoor spaces

Homes at The Waterford include studios to four-bedroom apartments, with one- and two-bedroom residences making up most of the units in the building. Studios measuring a maximum of 444 square feet list for up to $695,000 and one-bedrooms as large as 914 square feet sell for as much as $1 million. Two-bedroom residences up to 1,150 square feet ask for as much as $1.3 million, and three-bedroom homes measuring a maximum of 1,900 square feet are listed for up to $2.1 million. The condo has a handful of four-bedroom apartments, the largest of which is 2,100 square feet and sold for $2.6 million in 2021. Select residences have a balcony or terrace and closets are spacious. Many units reflect renovations over the years, and Datwani notes that the wood floors remain in good condition. Kitchens, which include a window, may not need an overhaul but could benefit from “a nice facelift,” she says. Lower floors contain six to eight units, while the upper floors have four apartments. Datwani notes that many people convert one-bedroom units to a two-bedroom, as all of the one-bedroom apartments include two full baths. Washer/dryers are not allowed in apartments, but there is a laundry room. The condo has a no-pet policy.

Fitness center, three roof terraces and more refreshed by summer of 2025

The Waterford is a full-service building with a full-time door attendant, live-in super, porter and maintenance person. The condo's top two floors, dubbed "The Waterford Club," contain amenity spaces open to all residents that include a fitness center, children’s playroom, sun deck, lounge with three terraces and a game room. The shared spaces are currently undergoing renovation, and an assessment is in place until July 2025. The building’s entrance includes a landscaped courtyard with seating.

Upper East Side at Second Avenue near conveniences and culture

Located at the corner of 93rd Street and Second Avenue, The Waterford is near retailers, restaurants and several New York City institutions. But, as Datwani notes, it's not too close. “It’s a little further away from all the noise. It’s quite serene.” A Key Food Supermarket is around the corner, and other grocery stores in the area include Westside Market and CTown Supermarket. The 92nd Street Y is two blocks west, and Asphalt Green’s Upper East Side campus is at 91st and York. The riverside Carl Schurz Park and Gracie Mansion can be reached in about 15 minutes on foot, as can Central Park and Museum Mile, home to the Guggenheim Museum, The Cooper Hewitt, Smithsonian Design Museum and The Jewish Museum. Hunter College Campus is at 94th Street and Park Avenue.

The Second Avenue subway steps away with more options at 96th Street

The arrival of the long-awaited Second Avenue subway was a real boon for The Waterford, resulting in an entrance to the Q and N trains across the street. (“We did not believe it would happen. It did. At your doorstep,” notes one listing.) The 4 and 6 trains stop at 96th Street and Lexington Avenue; for crosstown travel, a bus runs along 96th Street. The F.D.R. Drive two blocks east provides quick connection to points uptown and downtown along the east side, as well as the Queensboro Bridge and the Queens-Midtown Tunnel. Laguardia Airport can be reached in about 20 minutes.
