Bystorm offers midcentury styles and private lots
Bystorm has a mix of midcentury bungalows and ranch-style homes, two-story builds that have been recently remodeled, and mobile homes with an accessible price tag. Regardless of style, homes often have gated front yards and driveways along with fenced-in backyards for plenty of privacy. Between yards and driveways, neighborhood streets are planted with abundant palm and columnar trees. Single-family houses tend to range between $300,000 to $600,000, while mobile homes cost between $100,000 and $200,000 – a lower price point than similar properties closer to the coast. “The closer you get to the Bay Area, prices go out. San Francisco can be frightfully expensive, but Modesto is relatively affordable,” says Deni Royer, a Realtor with Berkshire Hathway Home Services Drysdale Properties who has lived in Modesto since 1979.

Ceres Plaza Shopping Center along East Hatch Road makes everyday shopping easy. The community comes together weekly for the Modesto Livestock & Flea Market, which is located along South 7th Street. The flea market is open on Sundays and Mondays and attracts over 300 food and art vendors every week. The market opens on Sunday afternoon with live dancing and music, and every Monday there is an animal and poultry auction.

Several recreation options are clustered on the north side of the neighborhood. Mancini Park on River Road is Bystorm’s largest neighborhood park, with a youth softball field and two full-sized soccer fields. The Tuolumne River flows alongside the northern part of the neighborhood, and Tuolumne River Regional Park on Tioga Drive has picnic areas, an outdoor amphitheater and a walking trail shaded by oak trees. To the eastern side of the community, there is Ceres River Bluff Regional Park on East Hatch Road, which boasts over 38 acres of sports fields for soccer, softball, basketball and volleyball. The park is directly next to the River Oaks Golf Course on Golf Links Road, which is one of the most popular courses in the region.

Climb aboard “The S” for routes around town
State Routes 132 and 99 run alongside Bystorm and connect the community to the rest of the Central Valley. These highways eventually connect to Interstate 5, offering a high-speed route to Sacramento, which is 77 miles away. The Stanislaus Regional Transitional Authority – known to locals as “The S” – has many local stops along Latimer Avenue, Herndon Road and East Hatch Road, and is another way to travel throughout Modesto and Ceres.
