A diverse housing market that’s moving at a slower pace

The median sale price in Mountain Island dropped 4% over the last year, standing at around $395,000, which is below Charlotte ’s median but above the median for Harwood Lane, another neighborhood on Mountain Island Lake. Properties sell after an average of 60 days, slightly longer than the national average. "It's kind of a hidden neighborhood, often overshadowed by Lake Norman or Lake Wylie," says Steven Ryle, a Broker with Maultsby Realty Group. "But what's really cool about the area is the convenience of getting into Uptown and the protection of the lake’s scenery."

Single-family homes range from midcentury ranch styles on large lots to 1990s Colonial Revivals, early 2000s New Traditional designs and 2010s Craftsman-inspired transitional builds in subdivisions with HOAs. Most homes cost between the upper $200,000s and the upper $600,000s. However, properties in lakeside communities typically start in the lower $700,000s and can exceed $1 million, with waterfront mansions at the top of the market. There are also townhouses from the mid-$100,000s to the lower $500,000s.

A 15-minute commute to Uptown

The neighborhood has direct access to Interstate 485, which connects to Interstate 77 for a 16-mile commute to Uptown Charlotte. The drive is typically about 15 minutes, but it can take up to half an hour with traffic. Oakdale Road and state Highway 16 offer an interstate-free alternative. "You can easily get to Denver and Mooresville from that area taking the back roads," says Vann Boger, a Realtor with the John Bolos Team at Keller Williams SouthPark. Charlotte Douglas International Airport is 11 miles away. Most people drive to get around, but there are CATS bus stops along Mt. Holly-Huntersville Road.

Lakeside activities anchor the Mountain Island lifestyle

The lake is a central part of life in Mountain Island. The Riverbend Access Area features a public boat ramp, but many choose to enjoy the water from the Latta Nature Preserve, which offers a variety of activities, from kayaking and horseback riding to educational fun at the Carolina Raptor Center. "What sets Mountain Island Lake apart from other lakes in the area is the miles of Latta Preserve walking trails," Ryle says. "You can bring your kids or your dogs and experience the water without owning a boat." Boger adds that holiday weekends can get especially packed: “During the Fourth of July and spring break, people go out on the lake to go fishing and party."

Other activities in the neighborhood include biking along the Long Creek Greenway and visiting Shuffletown Park, which has a large multipurpose field for soccer and baseball, sand volleyball courts, a playground and a dog park. Residents living in Overlook have access to private community amenities, including a pool and clubhouse. Nearby, the historic Rural Hill, a Colonial-era farm and nature preserve, is home to popular events, such as the North Carolina Brewers and Music Festival and the Amazing Maize Maze.

The atmosphere here is very versatile. There are local places for all kinds of people and personalities. Personally I would not live here at the current age. I would not choose to live here again because i want to see and experience more in life. I would rate Charlotte a 5 its not the best but not the worse. For the future I see a lot of improvement which is already in the works.

I think there is plenty of safety in this area. There are police in nearly every place you go to. They patrol the streets often and you can usually find them at many places. Most of the communities in this area have neighborhood watch teams that watch out often and report suspicious activities as well as notifying the community when there are changes about or if there is something they need to watch out for.
