Oaklawn, also known as Oaklawn Park, is a historic neighborhood along the Beatties Ford Road corridor that’s been largely preserved, even as Charlotte has grown up around it. Here, on quiet, tree-lined streets, just a few miles outside Uptown, you’ll see mostly older homes with character, but new construction is a growing trend. The neighborhood is attracting first-time buyers and investors with its comparatively low home prices, as properties often sell for less than Charlotte’s median sale price. Residents enjoy close access to major highways, a variety of local restaurants and magnet schools. Plus, a neighborhood park and historic cemetery provide plenty of green space.

Mix of midcentury homes, new construction and townhomes

Vintage meets modern in Oaklawn, where long-standing homes share tree-shaded blocks with a wave of newer builds. “I’ve built and sold 12 homes in the area,” says Daniel Tart, a Realtor with Costello Real Estate & Investments. “It’s making a slow transition. Homes are being bought and renovated, and vacant lots are getting developed. It’s been a gradual process, but the change is steady and noticeable.” You’ll find American Foursquares and Craftsman bungalows from the early 20th century, ranch-style homes and cottages from the 1950s and 1960s and transitional and modern designs from recent years. There are also a few newly built townhouses. Lots are typically under a quarter of an acre, with enough room for a shed and patio. With a small apartment complex and rental homes in the neighborhood, the community has slightly more renters than homeowners.

Single-family homes for less than Charlotte's median price

The neighborhood’s median sale price is significantly below Charlotte’s median at around $365,000, making it enticing to investors. “There are a lot of investors that have targeted that area because of the proximity to Uptown Charlotte,” Tart says. Home prices start in the upper $100,000s and can reach the lower $700,000s. Townhouses rarely hit the market, with only two units sold in recent years in the mid- and upper $300,000s. Prices tend to be higher in McCrorey Heights to the south and lower in Lincoln Heights to the north.

An easy commute to Uptown and other job centers

Close to the Center City and major highways such as Interstate 77, Oaklawn is a convenient neighborhood for commuters. Popular job centers include:

  • Uptown, which is less than 3 miles away (about 9 minutes without traffic)
  • South End, which is about 5 miles away (around 10 minutes without traffic)
  • University City, which is about 9 miles away (around 14 minutes without traffic)
  • Ballantyne, which is less than 20 miles away (about 24 minutes without traffic)
You’ll need to plan for rush-hour traffic on the interstates and around Uptown. Alternatively, there’s a stop for the LYNX Gold Line about a mile away in Biddleville, and CATS buses stop along Jennings Street. Charlotte Douglas International Airport is about 7 miles away.

Traditional and magnet school options serve Oaklawn

Oaklawn is within the highly rated Charlotte-Mecklenburg Schools district. Bruns Avenue Elementary School in Seversville, Ranson Middle School in Nevin Community and West Charlotte High School in University Park are the neighborhood’s assigned schools. Students can also apply to area magnet schools, such as Oaklawn Language Academy, Northwest School of the Arts and Lincoln Heights Montessori School, through the district’s annual Program Choice Lottery.

Local flavor and everyday conveniences on Beatties Ford Road

Beatties Ford Road is the main spot for grabbing a bite nearby, with a mix of longtime favorites and newer spots. Along the road, you can find:

  • Original Chicken and Ribs, which has been around since the 1950s and is still known for its Fat Boy burger
  • Zizi’s Vegan Restaurant, which serves plant-based versions of comfort foods like Philly cheesesteaks
  • Mama Gee’s, which dishes up generous trays of Ghanaian classics
  • Archive, which is a community-focused coffee shop, café and bookstore
For everyday errands, there’s a variety of boutiques, as well as Food Lion, Family Dollar and West End Fresh Seafood Market. Plus, the nearly 80-acre Camp North End shopping center, known for murals, free events and food vendors, is a quick 1-mile or 5-minute drive to Druid Hills.

Connect with nature and history at Waddell Park and Oaklawn Cemetery

Oaklawn is home to Waddell Park, where a baseball field, basketball court, playground and picnic shelter sit in view of the historic Oaklawn Cemetery. The park is often buzzing on weekends when friends and families meet up for cookouts and playdates. The cemetery next door features an early 1900s mausoleum, rows of old trees and bike-friendly roads. Nearby along Mulberry Avenue, a colorful mural by local artist Nico Amortegui shows a West African Sankofa bird in front of the mausoleum, weaving together nature and history in a design shaped by resident input and local pride.
