Providence gets its name from Providence Road, the main route that runs from central Charlotte down to Waxhaw in Union County. The highly rated schools and access to Interstate 485 draw new residents, and the large lot sizes and variety of homes keep them rooted in place for years. “Providence's reputation precedes itself,” says Nicole McAlister, an experienced Realtor who’s licensed in North Carolina and South Carolina. “It's unique because you can't get new homes in Charlotte that are fully custom and on large lots, but there are some in Providence. Lots of people buy homes and renovate them to be more modern, but they keep the charm. They want to save the home's character while still putting their own touch on it.” Five main subdivisions hold the majority of homes: Raintree, Piper Glen, Providence Crossing, Providence East Estates and Providence Plantation. Waverly is the newest addition, a mixed-use campus that broke ground in 2017 and now has hotels, townhouses, restaurants and shops. With all the modern homes and shopping centers, it’s easy to forget how long Charlotte has been around. Providence Presbyterian Church stands as one of the few reminders of the early days, as it was established in 1767, and the 1864 chapel remains among the newer buildings. Providence has transformed since then, and it isn’t just a place to sleep. Residents get to know their neighbors, and the easy access to restaurants and stores means there’s always something to do.

Highly rated public and private schools in Providence
Some of the best schools in Charlotte serve Providence. Families in the center of Providence send their kids to Providence Spring Elementary, a National Blue Ribbon School that earns an A-minus from Niche. Polo Ridge Elementary School is closer to Providence Crossing and gets an A-minus. Both feed into Jay M. Robinson Middle School, another National Blue Ribbon School which has around 1,300 students every year and an A-minus. Providence High School receives an A, holds a National Blue Ribbon School title and is known for its academics and Division 4A athletic teams. The varsity baseball team finished undefeated in 2022, and the boys’ tennis team won every game in 2024. Local private schools are also well-regarded. Charlotte Latin neighbors Raintree and has formidable athletic teams. In 2024 alone, the girls’ lacrosse team won its fifth straight championship, and the boys' golf team took the state title.

Townhouses, single-family homes and luxury homes
Providence has townhouses and single-family homes with some apartment complexes mixed in. McAlister says most homes are established, and any new construction takes up infill lots. Townhouses often have Craftsman designs and range from $250,000 to $750,000. Ones in the Raintree and Providence East Estates subdivisions are on the lower end of the scale, while those near Waverly and in Providence Crossings make up the higher end. Single-family Colonial Revival, Federal-inspired and Craftsman homes can sell between $385,000 and $600,000, like those in Providence East Estates. Homes that fall in the luxury category start around $600,000 to $900,000, but it’s common for them to sell between $900,000 and nearly $3 million in areas like Providence Plantation and Piper Glen. Providence Plantation is the largest residential area. It has about 1,500 homes and only three entrances, making it a bit of a maze for new residents to navigate. The subdivision also has tall, mature trees surrounding the homes and lining the main entrance route, creating a forest-like buffer between the homes and the rest of Providence. Raintree, Piper Glen and Providence Crossing feature golf courses, and homes close to the fairways often cost more.

Multiple shopping centers close to home
The Waverly shopping center balances chain stores, such as Athleta and Ulta Beauty, with locally owned spots, including Ivy & Leo and Mainstream Boutique. The Whole Foods Market stays busy because it's one of only three locations in Charlotte. The Porter’s House pairs cocktails and wine with choice steaks, while master pizza makers at DeSano Pizzeria Napoletana use wood-burning ovens. Other nearby grocery options are the Harris Teeter in the Arboretum Shopping Center and The Fresh Market in the Promenade on Providence center, where a new Ikea and Home Goods store are under construction. The Arboretum has grocery stores, a Barnes & Noble and clothing stores, but its restaurants see just as much traffic, including Link & Pin with its popular brunches and happy hours. The Bowl in nearby Ballantyne continues to grow with new restaurants. Flower Child prioritizes healthy ingredients, often paired with wine, and Harrietta’s Hamburgers draws attention with its retro green-and-white design. Residents can visit Downtown Matthews for the weekend farmers market and locally owned coffee shops.

Providence Road and I-485 stay busy with commuters
Providence Road, which bisects the neighborhood, is lined with bike lanes, sidewalks and CATS bus stops for almost its entire length. Interstate 485 crosses Providence Road and creates a path to Uptown, Matthews and Pineville. The trip to Uptown is 14 miles via Providence Road and 21 miles on I-485. “People who work in Ballantyne have a short drive because it’s so close,” McAlister says. “And there’s a new interchange going in to make access to Providence easier.” Charlotte traffic becomes a hassle in the morning and when schools let out in the afternoon, so commuters can expect long trips home after work when using Providence and, particularly, I-485. Residents can drive 19 miles north to Charlotte Douglas International Airport. Novant offers primary care and emergency services at the Waverly location, and patients might grab lunch at one of the nearby restaurants after an appointment. Sidewalks wind throughout the Waverly campus, so shoppers can walk from store to store, but residential streets in the rest of Providence usually have sidewalks only on one side.

Uptown baseball games and Downtown Matthews events
The Providence Plantation Racquet and Swim Club is separate from the HOA, but the group works just as hard to create ways for neighbors to enjoy time together. Residents pay membership or daily fees to sign up for pickleball lessons or to take a dip in the pool during the summer. Living close to Matthews means having a short drive to the downtown area for Matthews Alive, an annual Labor Day weekend festival filled with carnival games, live music, food vendors and kids’ shows. Families and baseball fans can take a short trip to Truist Field in Uptown to catch a Charlotte Knights game.

Been here for 28 years. We've experienced all the growth and schools before I-485 ever constructed its 2nd mile. It's been a great a great choice to raise a family of 3 kids from grammar school through college and beyond. It's now home to my wife's parents as well since '17. I travel many places, but, I always look forward to coming home here. From what was once "the woods" to a thriving community, we could not have picked a better area to live.
