Cherry Valley offers a scenic setting away from metropolitan areas
This rural pocket, known for its once-prominent cherry orchards, provides an escape from the busier portions of Southern California. “Those who seek out Cherry Valley enjoy the mountains and their proximity to the foothills,” says Georgann Hamilton, a broker with Cherry Valley Realty. Situated along the San Gorgonio Pass, this community is bounded by the San Jacinto Mountains to the north and the San Bernardino Mountains to the south. Featuring large expanses of desert farmland in between, it’s not uncommon to spot horses grazing in the distance. “People like it here because it’s more rural and the tax base is a little lower than, say, Beaumont,” adds Hamilton, who’s also a Cherry Valley resident and whose parents live in one of the local communities for adults ages 55 and older. “I personally like it. I live here, too, because I have horses. You just have more privacy.” Although the proximity to Interstate 10 provides a direct connection to San Bernardino and Riverside, Cherry Valley is more than 25 miles from the Inland Empire’s two major population centers and nearly 80 miles from Los Angeles. Cherry Valley may not have the same level of bustle as its surrounding communities, but residents enjoy the privacy and space that come with living here.

Houses have to be on at least an acre of land in Cherry Valley
This community offers spacious lots with sufficient space for animals. Cherry Valley offers both newer and older homes, including ranch styles and a few Spanish Mission Revivals. The average home value here is around $515,0000, but many price points range from $230,000 to just over $700,000. “In Cherry Valley, one of the building requirements states that parcels must be at least an acre. So, if someone wanted to build a home here, they had to own at least an acre of land,” says Lynn Baldi, treasurer on the Beaumont Chamber of Commerce’s board of directors, who moved to Cherry Valley from San Bernardino during the late 1970s. Many homes are also equipped with horse stables and riding areas. Baldi describes the community as a great place to raise a family, with room to plant gardens and to house “lots of critters,” like cows, chickens, horses and goats.
