An industrial hub turned vibrant and promising
Goose Island is a manmade island in the heart of Chicago, once an industrial hub nicknamed “Little Hell” for the thick smog permeating from its factories. Today, the city plans on turning its complicated history into something new entirely. “It’s very much up-and-coming,” explains Linda Ridge-Markram, a local Broker with @properties. “Ultimately, Goose Island is a young, vibrant and new residential area and should be given that kind of vibe. New rental buildings are being built, and many high-tech businesses will move farther north to Lincoln Yard.” From trendy coffee shops to alternative concerts at The Salt Shed, newcomers will find an array of things to do and new places to explore. Between the recent unveiling of an eco-park and the announcement of 2,650 new residential units, Chicago is holding true to its promise of reinventing Goose Island into something locals are proud of.
The Goose Island Renaissance
The current housing stock around Goose Island offers enough incentive for investors and homebuyers alike to check out the area’s upcoming projects. Townhomes surrounding the island were built in the early 2000s, tastefully modeled with a classic brick façade and modern amenities priced between $575,000 and $825,000. The occasional unit may even reach $1.2 million. Meanwhile, brand-new condominiums neighbor historic buildings with units in the same price range, though homebuyers may find a handful of options starting at $260,000. “It’s going through a renaissance with this newly proposed residential redevelopment,” says Grigory Pekarsky, referencing the Halstead Pointe development. The broker with Vesta Preferred LLC explains the project is slated to have four residential towers, with the tallest being 65 stories. Securing phase one funding in early 2024, construction is almost guaranteed to transform the industrial island into an up-and-coming hotspot.

A gritty but hip dining and entertainment scene
Immediately west of Goose Island, the experience at Azul is just like its name suggests: Shades of turquoise and teal splash across nautical murals, paired with a menu of fusion seafood options. On the island itself, Passion House Coffee serves cold brews and donuts, while Printer’s Row Coffee Company recently opened their second location across the water on Kingsbury Street. The Salt Shed Fairgrounds overlook Chicago’s skyline, a Morton Salt warehouse that’s now a popular music venue hosting renowned alternative musicians from PJ Harvey to Interpol. The Salt Shed Pub next door offers indoor and outdoor seating, a rotating beer list and classic American fare. The essentials are opposite the North Branch Canal. Whole Foods is on Kingsbury, while Target Grocery is on the corner of Division and Larrabee. Alternatives include Urban Market and Wild Fork, both curated shopping experiences just blocks from the island.

Public and private schooling for the arts
Students are zoned for the Chicago Public School District 299, beginning at Ogden International School. The East and Jenner campuses enroll K-8, earning a grade of B-minus on Niche. William H. Wells Community Academy High School earns a C-plus on Niche, a public high school located in East Village. Keeping up with the neighborhood’s artsy atmosphere, many secondary students attend the Chicago Academy for the Arts, a private high school founded in 1981. Located inside what was once a historic Catholic church, students can participate in over 100 stage productions throughout the school year. Similarly, Ogden’s West Campus is a magnet high school for the performing and visual arts, ranking ninth in the state among other public arts high schools.
Ogden International School is located just west of Goose Island and boasts a B minus from Niche.

Grassy knolls and floating eco-parks on the Chicago River
Just north of the Chicago River Walk, green spaces line the water leading to Goose Island. “You can walk to Montgomery Ward Park from the island, which is very doggie-friendly,” Ridge-Markram says. The 3-acre parcel offers sprouting trees and grassy patches with panoramic views of surrounding skyscrapers, a highly walkable stretch ideal for catching rays. “That’s what I love about this area,” she continues. “It’s quiet around the river. Two blocks in, it’s all city buzz and noise. But this area is a special, residential spot.” Closer to home, Stanton Park offers ball fields, courts, a playground and an indoor pool, contrasting Pulaski Park’s outdoor pool and sprayground. Crossing the North Branch Canal, residents can check out the first stretch of the Wild Mile eco-park to launch kayaks or partake in ecology workshops.

Plans to join The Loop
In the heart of Chicago, walkability is essential. But public transportation supplements longer travel, and residents of Goose Island are eager to see their island join The Loop. “There’s a new L line coming on the north side of the island,” Ridge-Markram explains. “It got put on hold for a while, but the funding is there.” Less than 3 miles from the downtown scene, locals can easily walk the city. The closest L stops are North/Clybourn’s Red Line and Chicago’s Blue Line, while Clark/Division is about 2 miles east. Homebuyers may note Goose Island’s CAP Index Crime Score of 8, compared to the national average of 4. Those relying on personal vehicles will find that Division Street is the island’s main entrance and exit, which can lead to heavier traffic. Chicago O’Hare International Airport is about an hour’s ride on the Blue Line, while the closest emergency room is located at Ascension Saint Mary, about a mile west on Division.
