Milwaukee Avenue shopping central
The Wicker Park neighborhood 5 miles northwest of downtown Chicago was developed with land purchased along Milwaukee Avenue. The first population push happened when people fled and built houses after the Great Chicago Fire of 1871. Today, people flock to that same Milwaukee Avenue stretch for retail. “There’s a collection of eclectic bars, restaurants and boutique shops,” says Grigory Pekarsky, managing broker and owner of Vesta Preferred, LLC, with almost 15 years of experience. “People are attracted to it because the Blue Line ‘L’ Train has a couple of stops close to that shopping district.”
Wicker Park is a walkable neighborhood surrounded by local retail stores and restaurants.

Shopping for all tastes
Niche stores, restaurants and even multiple stores for people who are “sneakerheads” populate the Milwaukee Avenue corridor. Kokorokoko is a vintage clothing store specializing in artifacts from the 1980s and 90s, or as the store calls it, the post-hip-hop, pre-Internet era. There are also throwback books and housewares. Myopic Books has 60,000 books that are sprawled out over three floors. All of them are considered ‘gently used,’ and some new releases even exist. “There are many sneaker stores along Milwaukee Avenue,” Pekarsky says. “Back in 2020, Wicker Park was one of the neighborhoods that Chicago native Kanye West chose to give away free pairs of his brand of sneakers to kids.” While enjoying a morning cup of coffee at The Wormhole Coffee, it’s hard to ignore that the surroundings are 80s memorabilia, including a DeLorean similar to what was used for time travel in the movie Back To The Future. There are also many unique coffee flavors and sweet treats to enjoy. Jewel-Osco and Target are grocery options along with organic-based food at Garden Gourmet Market.

Namesake park
Charles Joel Wicker Park is close to all the action on Milwaukee Avenue and features five acres of open green space for football or soccer, basketball courts, a large playground with an interactive spray park and a historic cast-iron fountain installed in the 1890s. The Gurgolye Fountain was refurbished in 2001 amid an increased interest in its history. From May through October, the park is also the site of the outdoor version of the Wicker Park Farmers Market on Sundays from 8 a.m. to 2 p.m. An indoor version of the market is held at The Robey Hall on North Avenue from December through April. There’s a community garden as part of the park designed and maintained by volunteer Wicker Park Garden Club members.

Historic houses and transformed multi-family units
Wicker Park is a neighborhood where houses are in demand, and they will fly off the market quickly once they are advertised for sale. “Single-family houses start at $1.5 million. If you find one under that, then you’ve won,” Pekarsky says. “People have flocked to Wicker Park from nearby Lincoln Park simply because it’s less expensive.” Some classic styles include Victorian, Greystone, a popular style in the Chicago area, and rowhouses. There are old industrial buildings that have been renovated into multi-family homes. Townhouses range from $500,000 to $700,000, while small one-bedroom condos are priced between $400,000 and $500,000. “You won’t see any high rises in Wicker Park to keep in line with the historic aspect of the architecture. Nothing above four stories,” he adds. Nearly 70 percent of the houses in Wicker Park are occupied by renters.

Elementary students go through 8th grade
Students living in Wicker Park can attend public school in the City of Chicago School District 299. Elementary schools that students could attend go through eighth grade. Pritzker Elementary School accepts prekindergarten at the Niche-rated A-minus school. The student-teacher ratio is 17-to-1. The school is a magnet school for Fine and Performing Arts and a regional gifted center. Clemente Community Academy High School has almost 750 students in the C-rated school. Josephinum Academy of the Sacred Heart is a girls’ high school in Wicker Park. The school gets an A on Niche and has a 100% graduation rate.

Surrounded by transportation arteries
Wicker Park is one of those neighborhoods where having a car isn’t essential. The elevated train tracks run parallel to shopping along Milwaukee Avenue. The Blue Line “L’ takes passengers to O’Hare International Airport to the west and downtown Chicago to the east. Wicker Park has two stops at Western and Damen Avenues. CTA bus stops are all over major roads in the neighborhood, including stops at the “L” stations. It’s also a short drive east to hit Interstates 90 and 94, or the Kennedy as the locals call it, short for the Kennedy Expressway. Some medical care options are nearby, such as Ascension St. Mary - Chicago Hospital on Division Street and PrimeCare West Town Health Center on Western Avenue.
The Damen Blue Line stop connects Wicker Park residents to downtown Chicago and O'Hare Airport.
