“Prestigious” St. Louis suburb
On the western edge of St. Louis’ city limits, Clayton is an upscale suburb of the city. Rows of towering oak, elm and maple trees lining nearly every street set the stage for a showcase of early 20th-century architecture. The area attracted prominent city residents after its incorporation in 1913. As its population ballooned, it became home to various brick houses in styles including Tudor, colonial, and Arts and Crafts. Many of these structures remain well-preserved, welcoming residents to a well-rounded community comprising over 80% residential and parkland, all while keeping all the amenities of St. Louis at quick reach. “It’s very prestigious,” says Realtor Stephanie Oliver of Dielmann Sotheby's International Realty, who has been in the industry since 2002. “There are luxury homes for the most part and offer proximity to downtown businesses, shops, restaurants and parks. Then the school district is one of the biggest drivers as well.”
Many homes in Clayton offer large front and backyards.

Upscale homes with proximity to St. Louis
Traditional single-family homes were built between 1900 and 1950. Many of them are at least 2,000 square feet filling pockets of the city like Moorlands and DeMun. There are also condos, some of which are new builds, for maintenance-free options. Clayton’s median list price of $765,000 is much more than in St. Louis and nearby communities like University City and Richmond Heights. Still, houses sell quicker than the national average. “Homes in Clayton tend to sell very quickly,” Oliver says. “Really, within the first 30 days. And much like a lot of markets, we’re seeing very close to 100% of list price.”

The free Saint Louis Art Museum and Saint Louis Zoo are in Forest Park, too. The Center of Clayton is a city recreation center available for a fee and has two pools, cardio and weight equipment, an indoor track, and more. The area usually experiences moderate weather, Oliver says. “Typically our winters — the really cold temperatures — are between December and January. Possibly into February,” she says. “And then it’s pretty moderate, really until you get to about July or August. And then we do tend to see 90- and 100-degree temperatures. Probably more so in July and August.” According to a Springfield News-Leader database, Missouri has averaged 55 tornadoes a year since 2010.

As the county seat for St. Louis County, Downtown Clayton is central to St. Louis while still retaining its own slice of city-life. Between Forest Park Parkway and Maryland Avenue, towering buildings dot the landscape. Both north and south of these seven blocks are residential neighborhoods, with stately Colonial Revival, Tudor Revival and ranch homes lining the streets. Even with the many residential streets, residents are never far from the action. “The city organizes numerous events for the community,” says Gabriella Macaluso, who has been the Community Manager for Clayton since 2021. “We want our residents to enjoy them.” Downtown Clayton is also only two and a half miles from the 1,300-acre Forest Park where residents can enjoy the Saint Louis Zoo or bike along the Dual Recreational Path.
Housing in Downtown Clayton can range from downtown condos to stately mansions to single story ranch. With a median price of $978,513, homes will most likely be older, built in the early 1900s, but newer mansions are available as well. Ranch homes can begin around $500,000 for a two bedroom and reach up to $849,000 with three bedrooms. Tudor and Colonial Revivals can begin around $560,000 and reach upwards of two million for newer construction. Lot sizes can vary greatly as well, but most homes sit close together. The front yards can be well-manicured, with vibrant grass even as the trees are changing colors.
Along the bustling streets and towering buildings of the downtown area, dining options are practically on every corner. From more casual calzones at Sauce on the Side, to upscale dining at The Capital Grille, the area also includes brunch options at Half & Half. After brunch, head across the street to Straub’s for groceries. The Ladue Crossing Shopping Center, just over a mile from the center of downtown, has an Old Navy and Barnes & Noble for the book lovers.
Shaw Park has Picnic in the Park, an annual Clayton Event, where families can experience live music, food trucks and some years even a bubble bus. Clayton also hosts the Saint Louis Art Fair, a three-day event, where over 100 artists are usually showcased. “The city also hosts the Music and Wine Festival and the Jazz Festival,” says Macaluso. These events are also free and feature live music.

Students can then attend Wydown Middle for sixth through eighth grade and can participate in multiple sports throughout the year, including cross country, field hockey and volleyball. Clayton High School offers multiple activities including lacrosse, band and orchestra, water polo and a student-run publication published monthly. All three schools receive an A-plus from Niche.
Clayton has twelve parks, but residents in Downtown Clayton can gather at Shaw Park, the oldest and largest one. Covering almost 50-acres, Shaw Park has tennis courts, athletic fields and an outdoor Aquatic Center with a 50-meter competition pool. The park also contains several walking paths, pavilions, a playground and a Sensory Garden.
The MetroLink Blue Line has two stops in the Downtown Clayton area, the Clayton and Forsyth stop, while the MetroBus Routes 33, 47 and 97 all go through downtown along Forsyth Boulevard.
