Situated 14 miles northeast of Colorado Springs, Falcon is a rapidly growing residential area that is appreciated for its balance of quiet living and proximity to the city at a comparably lower price point. Falcon contains several planned communities that offer a varying range of housing options and all benefit from the area’s relaxed, rural atmosphere, scenic surroundings and prime location. “Falcon is kind of its own mini city,” says Ashley Candler, Realtor with eXp Realty who has been selling homes in the area for seven years. “And it’s growing with lots of new restaurants and retail popping up. Prices are starting to go up a bit, but you can still get a lot more for your dollar here than in Colorado Springs. It’s a very easy drive to the city, too. It’s pretty close to the east side of Colorado Springs, where there’s more big box retail, and also an easy drive to two of our military bases.”
Spacious new construction and lots sizes up to five acres
Falcon’s popular planned communities, such as Woodman Hills and Meridian Ranch, feature wide, curving roads lined with sidewalks that lead to community amenities like parks and clubhouses. Here, modern new constructions with up to six bedrooms sit on tidy lots with well-manicured lawns that average a half-acre. The area’s more secluded properties can span up to five acres. Properties in Falcon range from $400,000 to $1.5 million, depending on size. “Homes are starting to move faster,” says Candler. “The last house I listed sold in two weeks. Very clean, well-priced homes are selling pretty quickly.”

Falcon schools are within walking distance from several subdivisions
Students in Falcon attend Woodman Hills Elementary School, which earns an overall grade of B from Niche, and Falcon Middle School, which receives a C. Falcon High School, which earns a B-minus, has a partnership with local Pikes Peak State College for programs in Radio and Television and Multimedia Graphic Design. All three of these public schools are walkable for students living in nearby subdivisions.

Falcon residents are spoiled for choice when it comes to parks. The area’s master-planned communities provide a slew of green spaces and playgrounds throughout their subdivisions, often with several pools and clubhouses for more options and entertainment. Specialized parks like the Woodman Hills BMX and Disc Golf Course add to the fun. Golf lovers can spend time on the green at the 18-hole Antler Creek Golf Course, which winds through Woodman Hills and Meridian Ranch.
Local eateries, a few shops and nearby retail hubs
As with housing, this up-and-coming area will continue to see more commercial retail and dining spaces move into the area as it grows. Residents can grab groceries at Safeway and pick up their everyday essentials at Walmart. Both anchor opposite ends of the same shopping center at the intersection of East Woodman Road and Highway 24 – the two main roads used to travel to and from Colorado Springs. Several chain and local restaurants, including Red’s American Grill, find a home here, too. Red’s is popular among sports fans who like to watch games with fellow enthusiasts. Meals range from bar snacks to ribs, apart from Sundays when the establishment hosts their weekly Sunday Brunch Poker League. For a sweet treat, right across the road from Red’s is Swirly Cow Frozen Yogurt. When residents are seeking more retail options, they can drive east along Woodman Road for 12 miles and arrive at Chapel Hills Mall, or head 10 miles south on Highway 24 to find a different selection along the Powers corridor, which includes Target and Cinemark.
