A mix of midcentury homes and new subdivisions
Homes in The Highlands were mostly built between the 1960s and 80s, and their designs largely reflect that era, though more have been built in the last 20 years. Well-maintained ranch homes and split levels are the most common and typically situated on quarter-acre lots with two-car garages. "This is a great starter area with single-story ranches and newer constructions," says Wendy Moore, the lead Realtor of The Estates by Wendy Team and a member of the Concord Chamber of Commerce. Crystyl Ranch is a newer subdivision that borders the southern edge of the neighborhood. Built in the early 2000s, these homes are known for their Mediterranean-influenced architecture with stucco exteriors, tiled rooftops and arched doorways. Prices for mid-century homes range from $750,000 to $1.2 million, while homes in Crystyl Ranch typically sell for $1.3 million to $1.6 million.

Highly rated public schools
Kindergarten to fifth-grade students can start at Highlands Elementary, rated a B plus on Niche, before moving on to B-rated Pine Hollow Middle School. Both are centrally located in the neighborhood. "A major attraction to this community is the walkability to the schools," Moore says. Teens can attend nearby Northgate High School, which earns an A rating and offers access to more than 50 clubs, extracurricular programs and activities. North of the community is Clayton Valley Charter High, a public charter that boasts a 97% graduation rate. California State University East Bay’s Concord Campus is also located within the neighborhood. It’s one of California State’s three regional campuses and has about 1,300 students.

Community parks and mountain scenery
Highlands Park is next to the elementary school. It’s where locals gather at the playground or walk along park pathways. Boatwright Sports Complex, a dedicated athletic park for youth leagues, is just down the street. The grounds include a baseball diamond and five soccer fields. Active residents of all ages can swing by Pine Hollow Tennis Courts and the playground off Pine Hollow Road. Mount Diablo State Park is less than 5 miles from the center of the community. The sprawling 20,000-acre outdoor space has trails that wind through fields of wildflowers, valleys and wooded panorama. Dedicated hikers can make the trek to the top of the mountain, at an elevation of 3,849 feet, for scenic views of the East Bay.
