Crafton isn’t a cookie-cutter community of turnkey new builds with identical designs - Pittsburgh buyers turn to this West Side suburb for its historic character and charm. The larger Crafton Borough is an independent municipality just outside the city, with two business districts and several suburban communities dating from its founding in 1892 through midcentury developments and beyond. Very few homes were built after 1950 in this part of town– most residential construction falls closer to 1900, offering buyers desirable details like original wood flooring and elaborate molding. It’s a front-porch community full of families who have lived here for generations.

The grassy hillsides are rugged on this side of town, where aging sidewalks connect each narrow corridor. “People really like it for its large historic homes,” says Sara Leitera, Realtor at Berkshire Hathaway and frequent West Side seller. “It’s a cute little town with pretty houses.” Multi-story Victorian-style properties with wraparound porches mix with cozy Craftsman designs and cottages. The brick-cobbled Belvidere Street’s spacious estates cost more than something on the smaller side needing a few renovations. Crafton homes start around $100,000 and reach $400,000, fluctuating based on the property size and level of updates. Prices trend slightly higher than the city’s average, which landed around $215,000 at the end of 2023.

Fresh air at Crafton Park
Crafton homeowners head to the neighborhood’s namesake park for fun in the fresh air. Old oaks and maples shade dog walkers during Pittsburg’s warmer seasons and kids flock to the park’s snow-covered slopes in the winter. The pool has views overlooking the grassy west side and locals tend to the community garden year-round. Carlynton Junior-Senior High offers a world language program
Kids can attend Crafton Elementary, rated B-minus on Niche, from kindergarten through 6th grade and continue to Carlynton Junior-Senior High, rated C-plus, to earn their diplomas. High schoolers can enroll in a comprehensive World Language program, which earned a prestigious Golden Glove Award from the Pennsylvania State Modern Language Association Exemplary Program in 2015. The Carlynton School District is known for its low student-teacher ratios and community partnerships with institutions like Carnegie Mellon University and the Pennsylvania Positive Behavior Support Network.

Errands at Crafton Ingram Shopping Center
The Crafton Ingram Shopping Center is off the main road, where locals shop for groceries at Giant Eagle Supermarket and tackle other errands at pharmacies, banks and home improvement stores. There are also a few neighborhood restaurants in town, including Hanlon’s Café, a decades-old Pittsburgh staple and a convenient stop for a quick bite to eat. Short downtown commutes via Lincoln Highway

With sprawling lawns with pine trees dividing one elegant home from the next, Thornburgh Borough is a rural setting close to the heart of Pittsburgh. “There is a nice quality of homes that are unique, with a lot of character,” says Austin Rusert of Coldwell Banker Realty, who has been selling homes in the area for six years. Although a friendly neighborhood, Rusert says residents enjoy their privacy as most folks “keep to themselves.”
Thornburg is located on Chartiers Creek, a tributary that divides Thornburg from the West End neighborhoods. The borough exemplifies early suburban planning, with some winding roads randomly intersecting. There aren’t sidewalks. However, the wide, uncongested streets allow for jogs or bike rides. “The yards are large and spaced out,” says Sara Leitera, Realtor at Berkshire Hathaway. This enables folks to get creative with the landscaping, which varies from a few trees to garden beds planted with heavy greenery and flower bushes. The homes also have driveways and garages.
“Thornburg is similar to Rosslyn Farms with unique and beautiful house architecture,” Leitera says. Homes in the area range from $361,000 and $647,000. There are several older homes in the neighborhood, including a single-family, 5-bedroom, 5-bath single-family home built in 1896 that goes for $565,000. A 3-bedroom, 2-bath, 1904-single-family home can cost $500,000. A 3-bedroom, 2.5-bath brick ranch may sell for $423,000. Thornburgh’s Cap Index crime score sits at 3 out of 10, which is slightly lower than the national average of 4. On average, homes in the community sell within 59 days of landing on the market, which is lower than the national average of 44 days.
Students attend Montour School District, a public school system that earns an A rating on Niche for excellent academics, teachers and college prep. The school district has the region's highest Pennsylvania System of School Assessment (PSSA) scores. Schools include Montour Elementary School, David E. Williams Middle School and Montour High School. All three schools have an A Niche grade. There are 6 colleges and universities local to the community, including Community College of Allegheny County.
Residents can continue to enjoy the pastoral scenery in Thornburg’s parks, which Rusert calls “a well-kept secret.” Once a golf course, Thornburg Conservation Park now serves as a place where residents can immerse in nature by hiking through the wooded trails, green as far as the eye can see, along burbling Chartiers Creek. Pet owners can bring along well-trained dogs who are free to run in the off-leash park. Meanwhile, children run around on the playground at multi-purpose Hamilton Road Park. Folks may channel their inner Michael Jordan and play a pick-up game of hoops or volley the ball on the tennis courts. At the Sam Pace Shelter, neighbors gather for the annual Memorial Day community picnic.
Residents of the borough have access to a couple of distinct restaurant options. Fireside Inn, a dimly lit tavern, is where people enjoy drinks at the bar during Steelers and Pirates games while snacking on fried pickles and wings. Meanwhile, Sapporo Japanese Steak House serves hibachi meals with fried rice grilled fresh in front of them for dinner and a show. For groceries, there are two local Shop 'n Save and Whole Foods Market.
The Pittsburgh Regional Transit buses serve the area for those in need of public transit. Thornburg is only about 18 minutes or 4 miles from downtown Pittsburgh via W Steuben St. Residents live among enchanting woods and rural scenery in large, gorgeous homes.
