Cutlerville is a relatively new community slightly south of Grand Rapids, with well-rated school districts and various housing options. “Cutlerville has a small-town vibe but still feels like it’s part of the bigger city,” says Helena Rosenberger, a Realtor with Premiere Group at Real Broker and a Grand Rapids resident. “Because it’s such a small area, there’s really high demand.” Defined primarily by its proximity to Grand Rapids, there’s no central identity in Cutlerville. Neighborhoods in this area can vary from a luxury, HOA-run subdivision to a mobile home community.
Cutlerville borders a manufacturing hub, which includes the headquarters of global food manufacturer SpartanNash. However, most working professionals choose Cutlerville because of the easy commute to Grand Rapids. The city is about a 10-minute drive away along a major highway.

Suburban homes styles include condos and new developments

Cutlerville has slowly been developed as Grand Rapids expands outward, resulting in a patchwork of suburban communities built from the 1960s to 2020. Nearly half the available housing units are condos, which can be older, more affordable communities or modern luxury developments. Some winding streets have midcentury single-family homes tucked beneath mature trees. In other areas, large properties built in the 2000s sit on wide, sunny lawns. “Providence Lake is one of the newest and most prestigious neighborhoods, with a private lake,” Rosenberger says.
The median home price in Cutlerville is $330,000, just higher than Grand Rapids' median price of $300,000. “It’s a hot market,” Rosenberger says. “You will see most homes get multiple offers.” For properties around Sharps Creek and Bucks Creek, there is a slight risk of flooding.

Football champs at the local Christian high school

Cutlerville is split between two public school districts. Most homes on the east side are zoned for Kentwood Public Schools, which receives an A-minus grade from Niche and is ranked as Michigan's most diverse public school district. On the west side, Byron Center Public Schools receives an A and is rated among the top five school districts in the Grand Rapids area.
The Cutlerville area is also popular for families seeking a private Christian education. Legacy Christian School serves kindergarten through eighth-grade students, followed by South Christian High School. “People will move down there just to be close to South Christian High School,” Rosenberger says. The private high school is known for its sports program, including a football team that has taken home four state championships in the past 25 years. “This whole area is really big on football,” Rosenberger says. “Parents will go out to see the games; they are major events.”

A network of trails that span Kent County

Cutlerville is a trailhead for the paved Fred Meyer M-6 Trail, which runs for 9 miles along the Michigan Route 6 highway. Locals can access this trail at Creekside Park or directly off some neighborhood streets. The M-6 trail connects with other Kent County trails that lead 10 miles south to Caledonia and 15 miles north to Millenium Park. In Michigan’s cold winters, the county trails are open for cross-country skiing. Cutlerville gets an average of 6 feet of snow.
In the warmer months, the central Cutler Park is a common community gathering spot. The free Sounds of Summer concert, featuring regional artists, takes place every Thursday in July.

The highway connects to downtown in 10 minutes

Cutlerville locals are just a few minutes from the interchange of U.S. Route 131 and what locals call the M-6, or Michigan Route 6 highway, offering quick trips in all directions. Downtown is 9 miles north, the Gerald R. Ford International Airport is 9 miles east, and the shore of Lake Michigan is 35 miles west. The drive to downtown Grand Rapids and the city’s multiple hospitals takes about 10 minutes. The Grand Rapids bus system does offer service for Cutlerville locals heading north, but it takes about 40 minutes to get downtown. The homes that border the two highways do experience some ambient road noise.

Shopping and dining options in Cutlerville are available in strip malls and small shopping centers. There are a few chain eateries and a couple of local favorites. 76 Diner won the Best Diner award from Grand Rapids Magazine in 2024, and Speyer’s Farm Market offers produce from a family-run farm. Cutlerville is two miles north of Tanger Outlets, the largest outlet mall in West Michigan, and two miles south of a Grand Rapids retail hub with Target and Meijer.

County police and fire services split between townships

The Kent County Sheriff’s Office serves the area, but there are no readily available crime statistics for Cutlerville. Fire department service is split between Byron Township Fire Department and Gaines Township Fire Department.
