Growth in one of Dayton's oldest neighborhoods

With a population of over 10,000, Belmont is one of Dayton’s largest and oldest residential zones. One might expect that such an established part of town would be old-fashioned and set in its ways, but nothing could be further from the truth. “There’s a lot of growth happening here,” says Brian Petro, vice president of the Belmont-Eastmont-Hearthstone Community Council. “With the homes, with the locals, with the businesses: everything’s growing.” A mixture of this flexibility and affordable historic homes has brought much attention to the area in recent years, particularly with young families and first-time homeowners. As local businesses gain traction and classic homes are restored, Belmont further cements its reputation as one of Dayton’s favorite classic neighborhoods.

A thriving business district

Business growth has been steady in recent years, with the central part of town becoming something of its own business district while supporting local restaurants and stores. “We’re home to some thriving businesses,” says Petro. “Restaurants, bars, record stores, secondhand shops… It’s got a lot of appeal to the community.” Since 1948, Slyders Tavern has boasted the best burgers in Dayton according to the Dayton Daily News for four years running. When it comes to staying home for dinner, family-owned Dot’s Market has been a local standby since 1951.

An eclectic collection of historic homes

Criss-crossed with a grid of well-maintained streets, the landscape of Belmont is row after row of classic homes in one state of renovation or another. Small, grassy front and backyards are standard, though driveways and garages are not, making street parking a common experience. Sidewalks throughout the area make walkability simple, even to the neighborhood’s centrally-located business district. Cape Cods, bungalows and American Foursquares are the most prominent housing styles, though the sheer size of the area means that there are outliers on almost every block. “It’s an older neighborhood of homes, but they’re all in a diversified style,” says Brett Domescik, President of Domescik & Associates Inc., for over 40 years. “The market there varies considerably.” Minimal Traditional homes needing renovation start in the mid-$50,000s, while Cape Cod fixer-uppers can reach the low-$100,000s. A fully restored American Foursquare can run in the low-$200,000s.

Renovation in Nordale Park

At 55 acres, Belmont Park is one of the area’s most prominent public green spaces and features walking trails, tennis courts, picnic shelters and a baseball diamond for local and Little League play. Once the site of Belmont High School’s soccer and baseball fields, Nordale Park has recently undergone a facelift, with a renovated playground, new mural and pavilion added. “In the next couple of years, they’re talking about adding a splash pad,” says Petro.

Local celebration with Belmont Days

Belmont Days is a decades-old annual tradition. Held on the third Saturday of September, blocks are closed to traffic, opening the streets to live music, local vendors, food, drinks and all kinds of family-friendly activities.

Civic pride at Belmont High

Due to Ohio’s Open Enrollment policy, students can attend any school in the area that best suits them, regardless of their district. Kids in Belmont might begin at Eastmont Elementary, which has a C with Niche, before moving on to Belmont High School, which has a C-plus and encourages a sense of civic pride among its students. “Belmont High School is very active in the community,” says Petro. “They’re always helping out with community projects and activities.”

Four miles to downtown

Nearby Route 35 makes for a straightforward shot into the heart of downtown Dayton, some 4 miles northeast of Belmont. Those who prefer public transit can utilize the bus system in place with Dayton RTA, which has several stops in Belmont and offers inexpensive transport all over the city.
