Set 3 miles northwest of downtown Dayton, Hillcrest's little community takes pride in its appreciation for natural beauty and tightly-knit community. "It's tucked up against the woods, and my family always loved the nature," says Deborah Schafer, former president of the Sandalwood Park Neighborhood Association within Hillcrest. "You know your neighbors, and everyone stays really engaged and involved." This level of unity has fostered a diverse population, with people of many cultures and ages. While this diversity can create unique and colorful communities in the best of times, it also comes in handy in times of disaster. Hillcrest combines these factors with lower-than-average real estate, securing it as one of Dayton's "up and coming" neighborhoods.
Well-preserved historic Tudors
Historic homes dot the blocks in Hillcrest, and residents maintain and renovate them as the inevitable wear and tear of time takes place. Well-worn sidewalks follow the grid of local streets past carefully preserved bungalow, American Foursquare, Tudor, Colonial and ranch-style homes. Mature oaks and pine trees branch outward, creating shade for drivers and commuters alike. The pastoral quality of the neighborhood is accentuated with full, green lawns, often on slopes and hills. Prices range from the mid-$40,000s for smaller homes in need of renovation to the high $90,000s for renovated centennials. Larger properties with full updates will run in the high $100,000s. "There aren't a lot of places where you'll find such well-maintained homes for under $100,000," says Schafer. "People buy these old homes and take such good care of them."

Convenient to Downtown and the Miami Valley Hospital
Hillcrest is bordered on its east side by Ohio State Route 48 and offers convenient access to downtown Dayton, just 3 miles southeast. Public transportation is essential for many residents, and the Dayton RTA provides several stops throughout the neighborhood, allowing for inexpensive transit nearly anywhere in Greater Dayton. The Dayton International Airport is 8.5 miles to the north, while the Miami Valley Hospital is 4 miles to the south.

Study robotics at Meadowdale
Ohio's policy on Open Enrollment allows students to attend schools that would otherwise be unavailable to them due to districting. A student can begin at Edwin Joel Brown School, which serves pre-K through eightth grade and receives a C-minus on Niche. From there, they can enroll at Meadowdale Career Technology Center, which also scores a C-minus and offers in-depth biomedical science, gaming technologies and robotics engineering programs.
Edwin Joel Brown Middle School has a student to teacher ratio of 12 to 1.
Meadowdale High School has an overall rating of C-, according to Niche.

The Dayton Jewish Cultural Festival
Hillcrest's proximity to downtown Dayton offers locals the opportunity to participate in several annual events, including the Dayton Jewish Cultural Festival. This day-long celebration of the Jewish people's music, humor and traditions includes food, entertainment and interactive educational sessions.

Though not as prone to flooding as many areas in the surrounding Miami Valley, Hillcrest has recently been the victim of natural disaster. "The community is in a state of rebuilding after the devastating tornado that hit the nearby Trotwood area in 2019," says Traci Martin, a Realtor with Howard Hanna Estate Services who's worked in the area since 1998. "A collaboration between realtors, builders and the local offices is truly bringing this community together." Though most damage is long gone, locals admit there's still work to do. Noise has also been an environmental factor for locals. "You can hear a lot of the ambulances and fire engines that roll through," says Schafer of the Sandalwood association. "But that's just part of living near a city."
