No two homes look exactly alike, but you'll find plenty of familiar designs, from Cape Cods and colonials to Craftsman-style duplexes, ranch-style homes and cottages with Tudor-inspired elements. "It has some of the largest homes in the zip code," says Ryan Ingram, Realtor with Howard Hanna Real Estate Services. Many have been kept in good condition by longtime residents, while others need renovations. Renewed interest in the area shows that homebuyers and investors are up for the task. "It's an area that's prospering. People want to move there and fix up the homes," says Traci Martin, Realtor with Howard Hanna Real Estate Services. People also take care of the community by getting involved in beautification projects and local cleanups organized by the Mount Vernon Neighborhood Association.
"Mount Vernon has kept its house values extremely well," Ingram says. On average, home prices range from the lower $100,000s to the upper $200,000s. This is notably more affordable than many of Dayton's well-known historic districts, like Grafton Hill and Oregon, but on par with nearby areas, like Dayton View Triangle. Fixer-uppers usually cost less than $100,000, and the occasional extra-large multifamily unit can cost over $400,000.

Mount Vernon is almost entirely residential, but businesses aren't too far away. "The city has redone a lot on Salem Avenue and Main Street, so they're starting to see more opportunities coming in," says Curtis Babio, Realtor with ManCo Property Services. These growing business corridors offer many staple restaurants and shops, but if people need more than that, they can just as "easily hop on to Salem Avenue to get where they need to go, usually being downtown," Martin says. Downtown Dayton has several popular boutiques, restaurants and entertainment hubs.

"We're a community with a lot to offer," says Reverend Doctor Charles Brown, a 40-year resident of Mount Vernon. "There's a quiet family vibe, but we're also convenient to downtown, I-75 and I-70." Salem Avenue connects with the interstate and downtown Dayton in about 2 miles, keeping big employers close. Commuters are also roughly the same distance from Kettering Health Dayton, another major employer. Most people get around by car, but there are also city bus stops throughout the neighborhood.
