Late 20th-century builds getting makeovers
The real estate market in Northridge Estates is competitive due to a persistent lack of inventory. “As high as the seller’s market has been, flipping is big anywhere someone can get a place for a good price, like here," says Kent Summers, a Realtor at Summers Realty who’s sold in the area before. "My investors took up properties that were falling apart and really fixed them up." Prices typically range between $110,000 and $280,000, with a few homes reaching as high as $415,000. Sidewalks wind past driveways and trim grass lawns, and most houses were built during the 1950s to 1960s, so many ranch-style and split-level homes from that era remain. New construction has also entered the landscape. Some homes have entirely replaced older properties, while others are clustered into separate subdivisions. Stillwater Crossing, a newer subdivision near the neighborhood’s center, has contemporary and New Traditional homes built in the early 2000s. The homes have neutral color palettes and simple designs priced between $200,000 and $280,000. This cul-de-sac community is a secluded slice of suburbia among the trees.

Northridge Estates is within a few miles of many parks. Northridge Community Park is connected to the Northridge Local School District but is open to the public. Walmart, Aldi and Sam’s Club are the go-to for groceries. Within 2 miles is Hollywood Gaming at Dayton Raceway and Scene 75, a family-friendly entertainment venue with mini golf, go-karts, laser tag and bowling.

Interstate 75 just around the corner
Needmore Road and North Dixie Drive are the main thoroughfares for the area, offering passage over the Stillwater River and into downtown Dayton 7 miles away. Lined with bus stops, these roads can get busy throughout the day, contributing traffic and excess noise to the area. Interstate 75 is within 2 miles of the community. “Having I-75 nearby is great because that’s what’s drawing all the restaurants to the area, but it’s not so close that it causes a lot of traffic,” says Summers. I-75 crosses all the way through Dayton and connects to Dayton International Airport in about 6 miles.
Dayton suburb, Northridge schools
Northridge Estates is part of the Northridge Local School District, meaning children do not attend Dayton schools. Northridge Elementary, Middle and High School all share one building just outside the neighborhood. The elementary school has a B-minus Niche rating, the middle school earns a C-plus, and the high school earns a C. The Northridge Polar Bears compete in a full slate of seasonal athletics, including golf and coed track and field.
