In Downtown Delray Beach, the state's best waterfront is a quick drive away. Lifestyles in the heart of this South Florida city can come in multiple forms, whether someone wants a modest midcentury bungalow or a penthouse on the water. Regardless, there are plenty of ways to enjoy the sun around this area, including the municipal beach, which topped a recent USA TODAY Readers' Choice Awards list of Florida’s top beaches. “I'd definitely describe Downtown Delray as having a sophisticated beach lifestyle ... relaxed, but sophisticated,” says Leanna Fruin, broker and owner at Engel & Völkers Delray Beach.
Miles of coastline at locals’ fingertips
The public city beach here is 2 miles of powdery sand, known in part for its cleanliness and its sunrises. Boaters benefit from quick access to the Intracoastal Waterway, which runs between the neighborhood and the beach. Some residents with waterfront property even have docks out back. “The boating aspect of Delray Beach is another big outdoor activity,” says Matt Campbell, a local Realtor with Beachfront Properties Real Estate. Locals can also go for a walk along the Intracoastal Waterway at spots like the 3.5-acre Veterans Park, which has a playground, and outdoor lawn bowling and shuffleboard courts. Kids can cool off at Catherine Strong Splash Park, an area that also features a playground, trail and basketball court, and that borders a Boys & Girls Club. “Our weather, year round, pretty much allows for people to be outside if they want,” says Campbell, a South Florida native.

A variety of homes and atmospheres
Downtown Delray Beach offers plenty of quiet residential areas, where people can find traditional single-family homes with yards on streets lined with palm and oak trees. Some homes date back to the 1920s and 1930s, but there were plenty built in recent years. Those looking to be closer to the waterfront or Atlantic Avenue -- the neighborhood's commercial core -- might opt for one of the assorted condos or townhomes here. Campbell says that options in this area, around Atlantic Avenue and intersecting Swinton, tend to sell more quickly because of their proximity to the amenities there. Houses in Downtown Delray Beach that are more inland and under 2,000 square feet usually sell for between $300,000 and $1 million. A lot of homes over 2,000 square feet, and those on the water, go for $1 million to $5 million.

Delray Beach rings in the holiday season in a big way
There are a range of events throughout the year in the city. “There’s always something going on,” Campbell says. One of the literal, biggest traditions is the Christmas Tree Lighting Celebration and Yuletide Street Fair in late November. Delray Beach’s tree stands a towering 100-feet tall in Old School Square, off Swinton Avenue. The tree is decorated with a couple hundred thousand lights. “That’s always a big draw when they do the lighting ceremony,” Campbell says. The city’s St. Patrick’s Day and Fourth of July parades, along Atlantic Avenue, are also popular. “Those are pretty fun times to be in the Downtown Delray area,” Campbell says.
There’s plenty to explore along Atlantic Avenue
Atlantic Avenue is a walkable stretch packed with restaurants and shops. “Walkability is absolutely important to the community here,” says Fruin, who has almost 20 years of real estate experience. “People walk to get groceries and to get to the shopping and dining district.” The selection includes Tramonti, which Campbell says is an awesome Italian restaurant. It’s just a few blocks down from Cut 432, a popular steakhouse with a daily happy hour. There are also some fast-casual options on Atlantic, like breakfast and lunch spot Tony's Market & Deli and the seed. Coffee + Juice Bar. Shops here include well-known brands like Tommy Bahama and Urban Outfitters. The neighborhood has a couple of Publix locations, as well, at North Delray Commons and The Plaza at Delray. People here can spend free time exploring the contemporary exhibits at the Cornell Art Museum at Old School Square or seeing a concert at the Arts Garage, too. The area's crime score of 6 is a bit higher than the national average, according to the CAP Index.

Palm Beach schools have no shortage of extracurriculars
The School District of Palm Beach County has a B-plus overall rating on Niche. Students at the area’s Pine Grove Elementary can participate in programs including a running club and a chorus and drums group. Carver Community Middle has afterschool clubs on topics like robotics and gardening. Both have C-plus ratings on Niche. Atlantic Community High has a B-plus grade and integrated programs on construction, criminal justice, drafting and design, early childhood teacher education, and finance. The neighborhood includes some private options, too, like Cocoplum Nature School, which offers a hands-on, nature-based learning experience for kindergarten through third grade.

Atlantic Avenue isn’t just the commercial core of Downtown Delray Beach, but it also links to Interstate 95 to help commuters reach other parts of South Florida. Atlantic also has multiple stops in the area’s Palm Tran bus system. The Palm Beach International Airport is about 20 miles from downtown via I-95, and the 536-bed Delray Medical Center is a 5-mile trip.
