A suburb turned city with an ecotourism based economy
Deltona began in the early 1960s as a master-planned community with about 180 residents and plenty of land to build on. By 1995, the once-rural suburb was incorporated as a city, and today, it's the largest city in Volusia County. Even with 90,000 residents, it's far quieter than its southern neighbor, Orlando. Subdivisions, wildlife preserves and a long chain of lakes cover most of the city, with some shopping development on the wat. Its natural beauty and the work of local leaders have made Deltona an ecotourism destination, with an interlocking trail system and over 660 acres of conservation land.
Along with tourism, Deltona's largest industries are healthcare and manufacturing. In 2020, Halifax Health built a 196,000-square-foot medical center right off Interstate 4 on the city's north side. It sits directly across from the brand-new Portland Industrial Park, which is now home to a 1.4 million-square-foot Amazon fulfillment center.

Home prices about 20% below the national average
Homes in Deltona cost about 20% less than the national average. The overall median sale price in 2024 was about $316,000, while single-family homes cost around $325,000. These trends hold true for subdivisions like Deltona Lakes, which cover more than half the city. Homes there were built between the 1960s and early 2000s and feature ranch-style architecture. New construction and lake-front properties are a bit more expensive, with most ranging between $450,000 and $600,000. A few condo communities trim the southern outskirts of Deltona. These listings usually fall within the $100,000 to $200,000 range.

Daytona State College has a satelite campus in Deltona
Students in Deltona are zoned for the Volusia County Public School System, which serves more than 61,000 students and has an overall B on Niche. In 2024, the district was one of the area’s largest employers, with 7,600 faculty members. Deltona has 10 elementary and three middle and high schools, though the district includes 85 schools. Florida’s state-wide open enrollment plan allows students to apply to any school in any district that still has room.
Daytona State College has a satellite campus on the north side of Deltona. It houses the college’s nursing, sonography and high-tech CNC machining programs and enrolls about 1,600 students annually.

Extensive parks and wetlands draw ecotourists to Deltona
Deltona became a designated trail town in 2019. It has the Lakeshore Loop Trail, which links the city's 22 parks and several long-distance trailheads. The Spring-to-Spring trail is a 27-mile paved pathway connecting DeLeon Springs State Park to Deltona's Green Springs Park. Stretching across 36 acres, Green Springs centers around one of Florida's only green sulfur springs. It also serves as the trailhead for the East Central Regional Trail, which links to Florida's 250-mile Coast-to-Coast Trail. Over 165 bird species, including the endangered Florida Scrub Jay, reside at Audubon Park. One of the city's next big recreation projects is the Lakeshore Eco-Village. Along Lake Monroe, the site will eventually have rentable cabins, treehouses and campsites for visitors to explore Deltona's parks and trail system.

New restaurants and retailers in Deltona Village
The city’s newest development, Deltona Village, is a multi-use commercial complex at the intersection of Interstate 4 and Florida State Road 472. Set to be complete in 2028, it features some new fast-food spots and an additional 700,000 square feet of retail space. Most of the parcels were still available for purchase in 2024. At least for now, locals can head across Interstate 4 to find dozens of shops and restaurants in Orange City.

Easily commute to Orlando or Daytona Beach
Commuting from Deltona is a key aspect of its appeal. The city's strategic location between two major urban centers, Orlando and Daytona Beach, is facilitated by easy access to Interstate 4 and State Road 415. It's roughly 30 miles from Deltona to either city, and when traffic locals can make either drive in well under 40 minutes. The nearest airport is Orlando-Sanford International, which offers 67 direct flights to major U.S. cities.
Frequent flooding from the Theresa Basin
The Theresa Basin is a 35-square-mile drainage area comprising the east end of Deltona. Several subdivisions have been built around the chain of lakes here. Though most homes offer waterfront views, this area struggles with flooding. In 2022, Hurricane Ivan caused two to three feet of flooding along roadways, in yards and in homes. City officials initiated a flood control study of the area in January 2024 to help mitigate the issue.

Oakdale is a spread-out neighborhood in the marshy, farm-heavy community of Osteen, about 23 miles northeast of downtown Orlando. Fewer than 400 people occupy this area just north of the St. Johns River, averaging about one person for every 6 acres. “Osteen is more of a rural community,” says Realtor Charlie Peterson of Keller Williams Heritage Realty, who sells frequently in the Deltona area. “If you’re looking for more space, more property, a place to spread out and be more creative with agricultural uses of property, Osteen is great. Yet it’s close to the beaches and Seminole County.”
Besides their pastoral properties, residents can access several outdoor amenities that make the most of Oakdale’s swampy setting. The community overlaps with the Lake Monroe Conservation Area, part of the Lake Monroe floodplain, to the southwest. Visitors can traverse wetland trails on foot or horseback — horses are common sights here. Walkers, runners, bikers and roller skaters can access the East Central Regional Rail Trail to the north. This 12-foot-wide paved trail connects Deltona to Edgewater and is part of the 260-mile St. Johns River2Sea Loop. “If you’re a true, avid cyclist, you’ve got several hours' worth of trails there,” Peterson says. About 1 mile west of Oakdale is Beck Ranch Park, a public green space covered in towering oaks. Soccer and football fields, volleyball courts, a playground and a dog park fill this former cattle ranch’s 25 acres.
Ranch-style and manufactured homes comprise the bulk of Oakdale’s housing stock. While most homes are roughly 150 square feet below the national average, the typical lot is over 2 acres. However, some homes sit on relatively small properties. “A manufactured home on ¼ acre could be $150,000 and up,” Peterson says. Two-bedroom mobile homes on larger lots — say, 4 to 5 acres — start at around $250,000. The median Oakdale price tag is about $450,000, which could get a four-bedroom rambler with a pool on less than 1 acre. For the peak price of $1.5 million, homebuyers can find a custom house with a pool and equestrian facilities on 11-plus acres.
“As far as things to do, people don’t look at Osteen as an entertainment district,” Peterson says. However, a handful of restaurants and retailers operate along state Route 415 to the west. These include Osteen Diner, a simple, downhome-style restaurant serving the area since 1999. It’s popular for its breakfasts and the Osteen Double Decker, a ham, turkey, bacon and tomato sandwich on grilled sourdough. “We have the same clients almost daily, and the servers know their orders before they sit down,” says owner Karen Felcedo. “You can’t get that in the city.” Dollar General has a location across the street from Osteen Diner, and Walmart Supercenter operates about 2 miles north on Route 415.
Three public schools serve Oakdale students within about 4 miles. Osteen Elementary School accommodates prekindergarten through fifth grade and has a B rating overall from Niche. Heritage Middle, rated a C-plus, welcomes nearly 1,000 sixth through eighth graders. Over 1,600 ninth through 12th graders attend Pine Ridge High School, rated a B-minus. Its career academies invite students to explore several potential professions, from healthcare to HVAC.
State Route 415 is the quickest connection from Oakdale to nearby hotspots like downtown Orlando and Daytona Beach. It also offers a 12-mile drive to Orlando Sanford International Airport, which provides direct flights to dozens of U.S. and Canadian destinations. Oakdale is also about 8 miles east of Interstate 4 and 15 miles west of Interstate 95.
