Top-ranked Denver suburb brimming with opportunities
Since 2020, Niche has ranked Holly Hills as the No. 1 suburb in all of Colorado. The community features access to green spaces, highly rated schools and employment, with both the Denver Tech Center (DTC) and Denver University nearby. “It is so close to Denver that you can take advantage of all the downtown activities and then be home in a few short minutes,” says Barb Perruccio, broker and owner at Great Place Real Estate, Inc., who has over 18 years of real estate experience in Denver. “It’s got a very rural feeling, but it’s not far away. You get more space to raise a family and not feel like you are living in the missile of a big city.”

Holly Hills subdivision streets shaded by trees
Colonial-influenced, bilevel homes stand out among the bricked ranch-styles stretching across the flat lots. Paved driveways extend from attached one and two-car garages to subdivision sidewalks, curving off South Holly Street and South Holly Place. Ranch-style homes list between $490,000 and $955,000 for three to five bedrooms. Additionally, two-story homes list between $740,000 and $1.3 million.
Trees provide shade in the back and front yards. While the lots may resemble one another, some sections of this neighborhood are not within the same county. Unincorporated parts of Arapahoe County and the County of Denver both oversee parts of Holly Hills, says Andrew Schiff, a resident of Holly Hills who is also a broker and owner of Scout Real Estate Group. “If you’re in unincorporated Arapahoe County, your car taxes are cheaper because you’re not paying the city tax, but even with the county differences, it still feels like a cohesive community.”
Colonial Revival homes in Holly Hills typically list between 740 thousand and 1.3 million USD.

James A. Bible Park is east of the neighborhood, with multiuse trails spread across its 66 acres. The High Line Canal cuts through the park, joined by the roughly 70-mile High Line Canal trail. The Goldsmith Gulch trailhead connects Bible Park to Hutchinson Park further south, where children climb the nature-themed playground and frog play structure. “The Colorado Athletic Club Monaco is one of the most active businesses in the area, with a very popular outdoor pool and indoor workout facilities,” Perruccio says. “They have a fantastic staff and great rapport in the community.” The athletic club offers kids clubs and camps in addition to membership and day passes for adults to take group spin and dance fitness classes.
