An older neighborhood with new opportunities
Southwest Denver is located exactly where the name suggests. Only 7 miles from downtown Denver, the neighborhood is home to what will become mixed-use developments in place of the former Loretto Heights College, approved in 2021 . For now, the existing residential streets are filled with single-family properties that have mountain views and lower tax rates compared to the rest of Lakewood. “My husband and I both grew up here; it’s a nice tight-knit community with quiet streets,” says lifelong resident Cyanda Monaco, a managing broker with RE/MAX Professionals. “There are some great views of the mountains up on the hills. When we rode our bikes as kids, it was up those steep hills to see the views.”
Sabin World Elementary School is perched on a large hill that provides plenty of good views.

New developments and existing homes
The 70-acre Loretto Heights campus, also known as Colorado Heights, has been a local landmark for over a century. Since the school closed in 2017, the area has been prepared for redevelopment with living spaces along the top levels shops and entertainment venues underneath. Several multi-family properties have already undergone construction, offering both high-rise condos and attached townhouses with two to three bedrooms for $500,000 to $615,000.
Single-family homes dominate the planned-out streets west of Lowell Boulevard. Traditional single-story and ranch-style homes are popular and come with attached garages and driveways. These homes often have colorful brick or stucco exteriors, range from 1,200 to 2,300 square feet and cost $445,000 to $715,000. “Hutchinson Homes built all the houses here. They have a reputation for being nice, solidly built brick homes. And the lots here are big,” Monaco says. The sidewalks are narrow, but streets are wide, and mature oaks provide shade on afternoon strolls.

Southwest Denver’s shopping and dining options
Most of Southwest Denver’s limited shopping and dining opportunities are found on the outskirts of the neighborhood. At the corner of Highway 285 and Sheridan Boulevard, Bear Valley Shopping Center is filled with nationally known retailers like Home Depot and Goodwill, plus the area’s DMV. There’s also a King Soopers for groceries. Doghouse Tavern is the neighborhood’s weekend hangout spot, with its pool tables, classic bar food and a wall of framed photos of customers’ pups. On the other side of Sheridan Boulevard is Eternal Flavors Bakery, a Mexican family owned business with cakes and sweet treats. Traveling nearly 2 miles north on Federal Boulevard will take people to Brentwood Shopping Center, where there’s a Walmart Supercenter and several fast-food chains like Taco Bell and Jack in the Box. Ponchos Mexican Restaurant is across the street, serving traditional taco and burrito dishes.

Getting educated in Denver’s public schools
Children living in Southwest Denver can start their academic journey at Sabin World School, which maintains a B-minus grade on Niche and offers the only elementary school-level International Baccalaureate (IB) program in Southwest Denver. From there, students can attend Bear Valley International School for sixth through eighth grade. Earning a C-plus Niche grade, Bear Valley offers an Integrated Arts Program and a SMART lab for STEM courses. John F. Kennedy High is the closest high school to the neighborhood and has a C grade on Niche. It offers a JROTC and a Career Connect programs to help students prepare for their futures. Within Southwest Denver itself, College View High School is a charter school with a B Niche grade that students must apply for.
Sabin World Elementary School is a public pre-K and elementary school in Southwest Denver.
Bear Valley International School is a public middle school in Bear Valley.

Trails and greenspaces
While most of Southwest Denver consists of residential roads, there are a few pockets of green to stretch out. On the southern end of the community, there’s an entrance to the 8-mile Bear Creek Trail, which meanders under Highway 285 and into Bear Creek Park. “There’s a lot of open space on this side of town,” Monaco says. “The Bear Creek Trail runs all the way to Red Rocks. I have horses we used to ride into the parks through the trail.” Bear Creek Park is known for its cowboy-themed playground with a sombrero slide, though visitors will also come to go boating or fishing along the creek. Additionally, Loretto Heights Park is north of the former college campus and provides its own recreational opportunities. Concrete walking paths wind throughout its large grassy fields, leading to its playground and picnic area.

Traveling along the main roads
Commuting in and out of Southwest Denver is a breeze with all its connecting main roads, which is why most people prefer driving. US Highway 285 runs directly south of the neighborhood, allowing access from one end of the Denver metro area to the other. The neighborhood is also sandwiched between Colorado State Highways 95 and 88, which travel north to south. For public transportation, bus stops are scattered for local transit services along West Yale Avenue, South Raleigh Street, West Dartmouth Avenue and Federal Boulevard.
Southwest Denver residents have east access to Highway US 285.
Highway US 285 is the easiest way to get to Downtown Denver.
