Mountain views and Mexican food
The hilly topography in Villa Park doesn’t just provide views of downtown Denver and the Rocky Mountains, but also ideal hiking and biking trails. And when authentic Mexican is added to the mix, this cultural community breathes fresh air into the otherwise unassuming gridded streets. Quaint homes sport colorful details and unique front yard decor, and one homeowner may prefer a hardscaped backyard while their neighbor opts for a meticulous vegetable garden. Residents take pride in their town, organizing frequent cleanups of the many green spaces around Villa Park. “The boundaries often blend in with West Colfax,” says Real Estate Broker Eli Schmidt, host of a popular YouTube channel called the Mile High Property Brothers. “The areas are very similar, but prices and proximity to the light rail make Villa Park far more accessible.”

Local taquerias and mini marts
Just 3 miles away, downtown Denver provides the most diverse options for dining out, but folks in Villa Park love their local spot, Los Carboncitos. A casual and authentic Mexican eatery that’s known for its signature salsa, this west-side taqueria fills patrons up with large portions. And on the east side, El Zarape opens early to serve up breakfast burritos. For quick convenience, Villa Park Mini Mart stays stocked with fresh produce, but more retail and big-box grocery shopping can be done in the nearby Edgewater and Lakewood.

Giving back to the community
The Villa Park community comes together for various reasons throughout the year, whether it be to give back or celebrate. Scheduled ride-your-bike-work days, park cleanups and mobile food markets help members do their part for the town. No Cost Farmers Market takes place in September, honoring and exposing others to foods from different cultures.

Personalized cottages and new duplexes
As they walk through the residential sidewalks, early morning walkers observe front-yard gardens or pebbled lawns that make for low maintenance. Some of the older cottages and ranch homes need fresh paint or new appliances, attracting investors or first-time buyers, while other properties with white picket fences or stone facades are move-in ready. These 800- to 1,400-square-foot single-family dwellings range from $250,000 to around $600,000. There are also several townhomes and duplexes, some with Tudor Revival elements or contemporary details like vertical lines and tall windows. Units can range in size from 650 to 2,500 square feet, costing between $225,000 and $850,000. Entire complexes are also on the market, typically selling for $1 million to $2 million.

Lakewood Gulch Trail connecting parks
Locals picnic with a mountain backdrop at Joseph P. Martinez Park, where the about-3-mile Lakewood Gulch Trail meanders through Villa Park and connects to Paco Sanchez Park. There, little leagues take the baseball field and kids use the funky and vibrant playground with a beehive-inspired climbing structure. The trail also leads to Lakewood Gulch Park, where dogs enjoy the open field space. On the south side at Barnum Mountain Bike Park, adventure cyclists jump the dirt ramps along the bike trail. Across the freeway, there’s a dog park, tennis courts and the Barnum Recreation Center—complete with an outdoor pool.

Taking the light rail into Denver
Villa Park residents can quickly hop on U.S. Route 6 or Interstate 70 to head west to the mountains, and Interstate 25 is easily accessible a couple of miles east. Many RTD Denver bus stops are dispersed throughout town. “The local Perry and Knox light rail stops are also significant advantages for commuters heading into Denver,” says Maria Irivarren, a Broker Associate at Compass.

I love how the neighbors watch out for everyone and it's close to parks. You can also walk to the nearest grocery store and if you don't have a car it's really close to a bus stop.
