Working with Phillip Booghier was one of the best decisions we made in our search for land in Douglas/Elbert County. From the very beginning, Phil didn’t just listen to what we wanted, he understood it. He took the vision we had for our future home, barn, and indoor arena and treated it like it was his own.
Throughout the process, Phil guided us with calm confidence that made every step feel manageable. Rural land comes with its share of complications, and we faced more than a few. Phil was right there with us, helping us navigate water rights, easements, inspections, and due diligence with a level of expertise that gave us real peace of mind. Phillip and his team were exceptional to work with. He is a professional and he knows his market. He priced our home above our expectations and he delivered. We moved out of state and his communication was outstanding and timely. He has a fabulous staging team that decorated our home beautifully. Phillip is honest and made us feel like we were his number one client. We definitely felt that he had our best interest in mind. We had an issue with our inspection and Phillip went out of his way to take care of the issue promptly. Phillip Booghier of LIV Sotheby’s International has been extraordinarily helpful in working through many issues which other realtors would have simply turned over to us to solve. As seniors living in Michigan during much of the sales process, it is unlikely that we could have gotten these problems solved without his diligent and timely help.
He proved to be extremely competent from the perspectives of marketing, where his creative drone videos and associated commentary proved to be highly effective. He seems to work 7x24 in terms of coordinating showings, showing up at same (often bringing his personal ATV to the ranch to drive clients around).
He not only helped us solve problems, he worked to solve them for us. With our property overlapping both Douglas and Elbert counties, he leaped in and solved decades old issues with both counties, including facilitating numerous surveys to properly describe the parcels involved.
Numerous unexpected problems popped up, first with the ranch house which had several surprising problems to address. These included electrical service issues to the house and outbuildings, well and septic surprises, crawl space issues and more. Phillip accepted these as personal challenges and worked through them for us using his extensive contact network as we watched on. One of the various problems which he handled head on had to do with a large round unwanted hay bale in the barn, which he netted up and dragged off the property using his own pickup truck. A bit later he started up a motorhome which had not been used in years, and drove it off the property for us. How many realtors would do that sort of stuff for you?
The sale of adjacent land to another buyer has been complicated too as it spanned two counties. Like the ranch house and its property, this land had old surveys which needed correction, and also needed access easements. Phillip worked on his own to define the proper access strategies, and then coordinated with a surveyor whom he met on site to document same. Phillip set up and coordinated Zoom meetings with the electrical provider to address possible conflicts between existing underground lines and the desired location of the new buyers stables. He contacted a firm to locate the exact location of those lines, and evaluated the newly marked lines as non-intrusive to the buyer’s building plans.
We could go on and on about the numerous challenges Phillip helped us through with nary a complaint from him. He never needed urging, just buckled down and solved new problems as they popped up with a great sense of urgency. He was usually thinking about a solution before he brought us the problem.
In summary, we’re delighted with Phillip and with LIV Sotheby’s in general. So much so in fact that we’ve contracted with Sotheby’s and Phillip to market and sell a condominium for us too. How’s that for a recommendation?!
