Woodland is one of Duluth's northernmost neighborhoods and a dense residential area just before miles of forest take over to the north. Though the neighborhood has more than 1,000 homes, it earns its name with sprawling forests and nature preserves in its boundaries. Evergreens and trees that change with the seasons line spacious yards. "One acre or half an acre may not seem like a lot, but for those moving out of the city where there are one-fifth acre lots, it's a big upgrade," says Loren Johnston, Realtor with Lewis & Clark, LLC. "There's enough room for kids to romp around in Woodland." In addition to being scenic and spacious, Johnston says, "There's a nice smorgasbord of businesses and restaurants around the area." Development in Woodland started in the early 1900s, leaving behind small Cape Cods, bungalows and cottages that sell between $175,000 and $350,000. As the neighborhood grew in the '50s, ranch-style homes and Colonial Revivals became prominent. Split-levels, Colonial Revivals and new traditional homes are more expensive, ranging from $400,000 to $725,000.
