The market is set for an upward trend
The market in Eastern Durham is on a path of growth as more builders move into the area. “Right now, this is the area of Durham that, from a price standpoint, still has a lot of room to run,” says Steve Gunter, principal agent at Compass who runs his own team and does business throughout Durham and Raleigh. “If people are able to lock in to this price point today, they’re going to see a huge, almost hockey stick, spike in their housing price for the amount of construction that’s going on there. Once we begin to see interest rates go down, ... [and] if people are able to lock in, they’re going to be really happy in two, three to five years.” There’s still time to find your spot in the community before building is done.
Eastern Durham offers larger lots and a variety of housing styles
Homes on this side of Durham County range from Craftsman bungalows and townhouses to New Traditional estates and newly built Craftsman homes, a stark contrast from areas like City Center, which has many older properties. “Inside of Durham proper, like any other city, there are smaller lots, older homes, older homes torn down and properties built that are more pricey," Gunter says. "This area is definitely for the person who likes the idea of having more space, who likes to have the fenced-in yard with room to run around.” Most homes land in the $500,000 to $800,000 range, but you can also find estates that sell for $1 million to around $2 million. Many of the older properties, built in about 2000 or earlier, might sell in the upper $100,000s to $400,000s.

You can easily commute to downtown or Raleigh
One of Eastern Durham’s many draws is its location. You’re less than 10 miles from City Center and about 30 miles from downtown Raleigh using Highway 70 and Interstate 885. “Also, you are literally 10 to 15 minutes from the airport,” Gunter says. “Travel for work or someone who just likes to hop on a bird and be in Miami within a few hours, the location could truly be beneficial.” Research Triangle Park, a major employment hub for the region, is just 7 miles south of most homes. That’s about a 15-minute commute by car with no traffic. GoDurham buses serve the area by making a few stops along roads like Freeman Road and Wake Forest Highway.
U.S. Route 70 is one of the major roads close to home.
The Raleigh-Durham International Airport is about 9 miles from Eastern Durham.

The area is close to popular parks and lakes
Eastern Durham has easy access to downtown as well as outdoor recreation. “Dog parks, people love their dogs here,” Gunter says. “There are a couple community dog parks where people can let their pet socialize and get to know other dog owners.” When you want to get out and explore, you can:

Dining at local restaurants and shopping in centers like Briar Creek
Residents are a short drive from restaurants and grocery stores. There are options close to home, like Food Lion and Walmart, as well as locally owned restaurants like Byrd's BBQ Restaurant & Catering and Home Plate Restaurant. When it comes to shopping, you can be in a destination after driving less than 20 minutes down U.S. Route 70. “It is nearby some of the prime shopping around Durham as well as Raleigh,” Gunter says. “Where that neighborhood sits is smack dab on the borderline. There is a shopping area called Briar Creek [Commons], which is filled with restaurants and shops and boutiques and bookstores; anything anyone could need is there.” Downtown Durham, about 20 minutes away, is also full of boutiques and popular restaurants, like Mother & Sons Trattoria.
