Evanston is known as "The Educating Community." It's home to six educational institutions, including Xavier University. Adding to its desirability is that it offers residents easy access to Interstate 71, which can get them to downtown Cincinnati in under 6 miles. The construction of this major thoroughfare caused many of the establishments the community was known for in the '20s to close by the '70s. However, "the city has invested a lot of money in the area, and a lot of business owners are starting to move their businesses there," says Sami Kassem, an agent with ERA Real Solutions Realty who has experience in the community. The housing market has seen a similar transformation. "Evanston is an up-and-coming area in Cincinnati," Kassem says, citing increased renovation of the community's early 1900s properties and climbing listing prices. Partly propelling the changing environment is the Evanston Community Council, which focuses on everything from beautification measures to planning the annual Memorial Day Parade — one of the community's many events.

Renovated early-to-mid 1900s properties
Prospective residents will mainly find older single-family homes in Evanston. Some of these properties date back to the late 19th century; however, many were built in the early-to-mid 1900s and have been recently renovated. They are primarily two-story boxy constructions like Four Squares and often feature porches with plenty of room for a casual seating area. A number of properties have gambrel roofs or dormer windows. "Most of the homes here have 9-foot ceilings," Kassem adds. Many properties sit on slightly hilly ground and feature staircases or paved paths stretching from the front door and connecting to the sidewalks. They don't often have garages, so people typically park on the streets. Single-family listing prices usually range from about $125,000 for homes needing renovation to $700,000 for a new build. Some residents live in condos and townhouses; a good percentage live in apartments.

Children can enroll in Cincinnati Public Schools. Prekindergarten through sixth-grade students can attend Evanston Academy Elementary School, which receives a C-plus rating from Niche. The school boasts the Career Awareness and Exploration Program, which features job shadowing and networking opportunities. From sixth through 12th grade, students can attend A-plus-rated Walnut Hills High School, a 2023 National Blue Ribbon Award recipient. Children can also attend private options like A-plus-rated The Summit Country Day School, which serves kindergarten through 12th-grade students. Niche ranks it as Ohio's No. 1 Catholic high school. For higher learning opportunities, the community is home to Xavier University, a private Jesuit institution that U.S. World & News Report ranks in the top 200 best-value schools.

Events and the Evanston Community Council
Evanston hosts the Festival of Neighbors, a summer music series, with the adjacent East Walnut Hills community. The environment is reminiscent of a block party; kids play on bouncy houses, food trucks line the premises and locals spread their blankets to sit and enjoy the live music offerings. In 2023, the Cincinnati Symphony Orchestra even came to play music from King Records — an Evanston record label that was known as Cincinnati's first racially integrated company. Some residents attend gatherings at local churches, and the community also features an annual Memorial Day parade, which is organized by the Evanston Community Council (ECC). Besides event planning, the ECC works on community beautification, employment resources and much more.

Evanston is also conveniently surrounded and less than 2.5 miles from some of the city's hottest recreational spots — The Cincinnati Zoo & Botanical Garden, Cincinnati Country Club and Eden Park. The latter is home to the Cincinnati Art Museum, the Krohn Conservatory and paved paths that offer views of the Ohio River.

Locals can take I-71 to the Cincinnati/Northern Kentucky International Airport, which is approximately 18 miles away. They can also take the major thoroughfare for about 5.5 miles to downtown Cincinnati, which is home to some of the city's biggest employers, including Procter & Gamble. Other nearby major employers include the University of Cincinnati, UC Medical Center and Cincinnati Children's Hospital, all of which are less than 3 miles west. Evanston also offers public transportation services through the Cincinnati Metro.
