Investment opportunities and upcoming construction
Isabel Alvarado, Realtor with Guarantee Real Estate who has sold homes in Roosevelt, says properties are usually considered investment material, but "there are still people moving in because it's what they can afford." Prices hover between $280,000 and $360,000, but new construction lists between $400,000 and $460,000. While new builds are helping to revitalize the area, Alvarado praises the neighborhood's established homes, saying, "They just don't make homes like the ones in Roosevelt anymore. They have really good bones, whether buyers decide to keep them as is or flip them." Most listings are ranches with three to four bedrooms and two baths, but bungalows and Spanish-style homes also appear. Each house includes a neatly kept lawn and a wide driveway leading to an attached covered garage. Apartment complexes surround the area's industrial corner in the northeast, meaning renters slightly outnumber homeowners. Most streets are lined with sidewalks on at least one side, mature trees and basketball hoops — an incentive for kids to get outdoors.

Gardens and parks close to Roosevelt
Carozza Park used to be the neighborhood's meeting ground, but it has since closed indefinitely. Instead, locals head to Martin Ray Reilly Park on the other side of California State Route 180. Visitors have access to a large, partially shaded playground and an umbrella-themed splash pad open during the summer. Groups get their hearts pumping on the sports courts then break for a friendly meal at the picnic tables. Dogs are allowed at Martin Ray Reilly as long as they're leashed. Other small parks are within 3 miles of the neighborhood. To the north, Reedy Park houses Garden of the Sun, a botanical garden with vibrant flora open three days a week from 9 a.m. to noon. Visitors can attend gardening demonstrations, docent-led tours and special events. Next door is the Fresno Discovery Center, a science museum for weekend hands-on exploration. Trolley Creek Park to the south celebrates local landmarks with play structures replicated after historic homes, a lighthouse and a railcar. The park is fully fenced and at the end of a cul-de-sac, meaning no busy thoroughfares nearby. Al Radka Park sits to the east, offering sports fields, a community vegetable garden and a space for pups of all breeds and sizes to make friends. Fresno city parks are typically open to the public between 7 a.m. and 9 p.m., allowing all-day fun.

Roosevelt schools champion fine arts
Right inside the neighborhood is Ewing Elementary School, which welcomes kindergarten through sixth grade students living west of North Willow Avenue. According to the California Department of Education, Ewing's attendees have earned high marks in their progress toward English language proficiency. Students east of North Willow Avenue attend Turner Elementary School, also in the neighborhood. "A lot of kids will walk to school, especially if they don't have to cross any major roads," Alvarado says. "Most of the time, they can get there in 15 to 20 minutes, if not less." Both schools, which earn B-minus scores from Niche, integrate at Scandinavian Middle School, which has a C-plus score. Kids connect through various clubs, from woodworking to dungeons and dragons, that meet either after school or during lunch. McLane High offers a nationally recognized California Partnership Academy that focuses on building students' fine arts and graphic design talents. The school earns a B-minus Niche rating.

Cambodian cuisine followed by freshly glazed donuts
Roosevelt is split between residential and industrial spaces, but that doesn't mean there isn't retail nearby. For a bite to eat, Los Chilaquiles offers classic Mexican dishes, and Angkor is an unassuming but popular spot for authentic Cambodian cuisine. Their hearty pho has a high reputation. If locals have room left after, they stop by Kris' Donut House for a fluffy and freshly glazed donut. Along East McKinley Avenue are fast-food chains and other local gems, like Triangle Burger and its 1950s retro-styled establishment. Fresno Community Market and Circle K do the trick for a quick ingredient restock, but locals head 2 miles south to shopping centers off East Kings Canyon Road for heavy-duty shopping. The thoroughfare features grocers like Foods Co, Shun Fat Supermarket, Walmart and WinCo Foods. Retail establishments include The Home Depot, Big 5 Sporting Goods and Ross.

Fresno Yosemite International Airport and other transit options
Roosevelt is situated just south of Fresno Yosemite International Airport, the city's primary airport. This placement is convenient for frequent travelers but does substantially contribute to noise pollution. However, the airport minimizes noise exposure by restricting hours of operation for the California Air National Guard and enforcing Noise Abatement Procedures for commercial flights. The airport even offers residential sound insulation installations to homeowners and nearby schools at no cost. Day to day, residents travel by car, although bike lanes line major roads like North Peach Avenue and East McKinley Avenue. California State Route 180 along the area's southern border connects commuters to downtown. Residents can also find many Fresno Area Express bus stops throughout the neighborhood.
