Houses near the airfield have large garages that can double as aircraft hangars, and aviation enthusiasts can park their planes like cars in front of their homes. This also means pilots can taxi their planes from private driveways to the airstrip. According to Diana Spino, broker at Kala American Realty, “If a homebuyer builds a new home or reconstructs a property by the runway, they are required to build a hangar, even if they don’t own a plane.”

While it’s all single-family houses, properties in Sierra Sky Park are set in subdivision pockets and span a wide price range. “The whole area east of the airport is mostly higher-end million-dollar homes, and west of the airport are more entry-level houses that start in the $300,000s range,” says Catherine Sawatsky , broker at Cygnus Estates with 20 years of experience. Houses on the west side range from the mid-$300,000s to the mid-$700,000s. Many larger homes on the east side are in gated communities, and prices are typically between the lower $700,000s and $1.7 million. For most subdivisions, HOA fees are generally under $200 a month. Amenities can include things like golf or club house access and 24-hour security for gated communities.

Sierra Sky Park has golf course communities and regular subdivisions
Communities near the airpark have 100-foot-wide streets that allow for private planes to taxi. Neighborhoods west of the airfield typically don’t have HOA fees. The prestigious San Joaquin Country Club Estates is a gated, master-planned golf course community east of the airpark. The association features resort-style amenities like clubhouse, pool and golf access.
Well-rated schools in the Fresno and Central school districts
The community is covered by Fresno and Central unified school districts. Both systems have intradistrict and interdistrict transfers. This flexibility lets kids attend schools outside their home school or district.
Part of Central Unified School District, Norman Liddell Elementary has after-school athletics and extended learning programs. “Many buyers tell me they want to get their children into Liddell,” Sawatsky says. Fresno schools offer about 80 career and technical education programs across 14 industries. Bullard High School has special academic pathways in biomedicine and law.
Other well-rated choices are Endeavor Charter School and the private Fresno Christian Schools.
