Subdivisions, many dating to the 20th century, make up the residential portions of Sunnyside. "A lot of the original lots were half an acre. And those are still popular," says Ken Neufeld, a broker associate with London Properties. "Right now, on the eastern and southern edges of Sunnyside, there's new tract housing with smaller lots."
There's a wide price range. More modestly sized houses — some less than 1,000 square feet — start in the low $200,000s and include midcentury ranch-style homes. Larger houses, like 21st-century Mediterranean Revivals and contemporaries, go into the $700,000s. Some of the higher-priced examples are homes closer to the country club. Those approaching or exceeding $1 million may be gated estates or those on multiacre lots. Condos, although fewer in number than single-family homes, range from the low $100,000s to the low $300,000s. Over half of Sunnyside is owner occupied.

Two public school districts, private options and a university
Most of Sunnyside is served by the Fresno Unified School District (FUSD), while some areas to the east and south fall under the Sanger Unified School District (SUSD). Sunnyside Park and Trolley Creek Park have walking paths, while Martin Ray Reilly Park has playgrounds and athletics fields. Pilibos Soccer Park is a popular location among community leagues. The Fancher Creek Trail is frequented by walkers, including those with leashed dogs, cyclists and horseback riders. Mosqueda Community Center is a gathering for youth sports and hosts after-school programs, fitness classes and is adjacent to the seasonal Mosqueda Outdoor Swimming Pool.

Most of the shopping centers are concentrated along East Kings Canyon Road/East Cesar Chavez Boulevard, which runs through Sunnyside, and to the west, along South Chestnut Avenue. Asia Supermarket, Love Punjab, Vallarta Supermarket, Vons and WinCo Foods are among the area stores. "More recently, they've added a lot. There's a new shopping center on the corner of Tulare and Clovis, featuring a new Target store, an In-N-Out Burger and many more retail outlets to follow," Neufeld says.

Events at schools, community center, country club and around Fresno
Families often use the parks for gatherings; some are held at schools, the community center and the country club, which hosts charity and social events. Although Sunnyside doesn't have prominent annual festivals, events are happening nearby. The Downtown Fresno Christmas Parade, the Fowler Spring Festival and the Sanger Farmers Market & Street Faire are some of the popular ones. In the late winter and early spring, it's time to explore the Fresno County Blossom Trail, a scenic car and cycling route of more than 60 miles, with orchards, vineyards and areas with wildflowers and blooming fruit and nut trees along the way. Sunnyside is a gateway to the trail, as there's a main access point from Kings Canyon Road.

Most people drive to get around, and commuting is typically necessary. Many people work in Downtown Fresno; the trip is about 7 miles away, via state Route 180/ the Sequoia-Kings Canyon Freeway. The Community Regional Medical Center is a major employer downtown, while Fresno State University is located about 8 miles northwest of Sunnyside. Fresno Area Express (FAX) buses generally run on an hourly schedule. A trip downtown by bus tends to take less than 20 minutes and, from there, Amtrak and Greyhound buses are available.
