“To this day, I’m very happy I moved to Short Pump because it’s been a great place to raise my boys,” says Bernice Sim, a licensed realtor with RE/MAX Commonwealth, team lead for the Happy New Beginnings Team and 14-year resident of Short Pump. “I love my neighborhood and the kids, now mostly grown, have made lifelong friends here. Also, it is so conveniently located! I live five minutes from Trader Joe’s, Home Depot, Target, Best Buy. Everything.” An affluent mix of suburbia and commerce, Short Pump serves up some of Richmond’s best restaurants and most popular shopping stops. The homes are mostly modern or late twentieth century, many streets are lined with sidewalks, and the local schools make the area one of Richmond’s most sought-after places to call home. “Convenient, amenities galore, and cool,” Sim says. “It’s a very coveted area.”

High demand reflected in high prices
Housing options are extensive throughout the Short Pump area, though inventory is low and demand is high. Much of the homes are single-family dwellings with styles ranging from Colonial-revival to modern farmhouse, but the common theme is space. These homes often sit on lots roughly a quarter-acre in size and hold more than 3,500 square feet of space. Adding variety but doing little to reduce costs, condos and townhouses make up much of the area’s new construction. Prices reflect high demand and low inventory and can range from $300,000 for a one-bedroom condo with 1,100 square feet to more than $2 million for a modern, six-bedroom Mediterranean villa with more than 7,400 square feet. “It’s super desirable - location, location, location!,” Sim says. “It’s still less expensive than Northern Virginia, so that’s one bragging point right now.”

Henrico County public schools
Schools are at the top of the list for people looking into this affluent area. For kindergarten through 5th grade, students can attend Colonial Trail Elementary School. Colonial Trail has earned the Virginia Performance Index Excellence Award four years in a row and has a B-plus on Niche. Short Pump Middle School offers 6th through 8th grade classes, maintains a student-teacher ratio of 19:1 and earns a B-plus. High Schoolers can take AP courses at Deep Run High School, an A-plus rated magnet high school with championship volleyball and cheerleading teams.

Parks for people and pooches
Pouncey Tract Park offers residents an accessible playground, picnic shelters and 12 pickleball courts. While dogs are allowed in Pouncey Tract, they must be on leashes. Families can take their furry friends to Short Pump Park, which holds spray fountains to play in, a restored schoolhouse from 1902 and the Short Pump Dog Park, where dogs can get their zoomies in. At the nearby Deep Run Park and Recreation Center, families can rent space for large celebrations or hit the trails to get their steps in. The park also offers, facilities for sports like table tennis and basketball, a variety of adult and children’s classes and a gym with cardio and weight training equipment.
Short Pump Park is a great place to play soccer on a hot summer day.

Short Pump Town Center and so much more
“Before I was in real estate, I was drawn here by the schools, shopping, and easy access to the highways,” Sim says. “There’s some great restaurants around Short Pump, and all of its conveniences are within arms reach for me and my family. That was a great selling point.” Short Pump Town Center is the area’s main shopping and dining destination. Residents can head to this outdoor mall and enjoy the standup comedy at The Richmond Funnybone, or they can experience the Indian cuisine of Lehja, labeled the best Indian restaurant outside of DC by Todd Kliman of Washingtonian. “I moved from Boston, where there were three Trader Joe’s,” Sim says. “And when I thought about moving to Richmond I saw that there was only one Trader Joe’s here at the time. That was in Short Pump.”
For additional grocery options, Wegmans on Wegmans Boulevard serves Short Pump.

West Broad Street and connections to the city
The Greater Richmond Transit Company route 19 serves stops along West Broad Street, starting at Willow Lawn and ending at Sheltering Arms just west of Short Pump Town Center. While the area has an abundance of sidewalks, most families in the area rely on personal vehicles to get around. West Broad Street connects drivers to Interstate 64, downtown Richmond and beyond.

Kehillah, Virginia’s independent, progressive Jewish community, holds annual Purim and Hanukkah parties, which have attracted families from all over the area. “They have a Christmas tree lighting every year at West Broad Village and Short Pump Town Center ,” Sim says. “And this year they had a Grinch Brunch at Park Lane Tavern that was very popular.”
Nearing development capacity
“The only concern would be that the area is extremely popular,” Sim says. “So there’s not a lot of space to expand. Whatever is built is mostly built, which sometimes causes prices of homes to be higher. Price per square foot is often higher than some other places around Richmond.”
